Contemporary Design Solutions for an Open-Plan Kitchen and Dining Area

Open-Plan Kitchen and Dining Area

Even those people who don’t like cooking like eating tasty and delicious and that means we all deserve a nice kitchen, regardless of our culinary skills. However, not all kitchens are the same, and the majority of people are looking for practicality as much as ingenuity. That’s why they insist on connecting their cooking and dining areas, creating an amazing open-plan area every member of their family – not to mention their guests – is going to love. If you too want to design such an area, here are a few ideas that might help you.

Connecting kitchen island

Everyone loves having a kitchen island and this is probably one of the most practical and functional parts of every modern kitchen. This is where you can prepare and serve your food, as well as use that extra space for storing your pots and pans. But, when you’re creating an open-plan area, such an island can serve another purpose and connect your kitchen to the dining room.

Placing a kitchen island right between these two areas will help you utilize every inch of space it has, and you’ll be able to approach it from both sides. The side closer to your kitchen can be used for preparing the food, and you can equip the other side with some bar stools, connect it to a table and use it for eating. This is particularly useful if you have lots of people over and the dining room can’t accommodate all of them.

Unifying colour scheme

Unifying colour scheme

If you really want to connect your kitchen and dining room into a single unit, you need to pay attention to the colour scheme as well. This is the easiest yet most effective way to create a huge open-plan space and blend everything together, and the best thing about it is that you can do all the work yourself.

Even though most people don’t like painting, applying a new coat of paint on your walls is actually more than they can imagine – all you need is a few hours of free time, a bucket of paint and a few brushes. You can even invite a couple of friends over and turn this project into a fun time you can enjoy with your buddies.

Fix the floors

fix kitchen floor

Most kitchens are equipped with ceramic tiles and the dining rooms with hardwood flooring, and this could be quite a problem when trying to mix these two into one distinct space. One of the ways to do that is by installing brand new floors in the entire open-space area and opt for materials that will work well in the kitchen and the dining room at the same time.

Cork, bamboo, and vinyl are among the most practical and easy-to-maintain materials for your floors, so take them into consideration first. Don’t forget to add some rugs, though, especially if you prefer walking barefoot. A visually appealing modern rug can also add some charm to your new cooking and dining space, so be sure to find one that matches your colour scheme and works for you the most.

Using the same materials

Using the same materials

Both your kitchen and your dining room feature tons of different surfaces – from your countertops and your cabinets to your cupboards to your dining room table – and using the same material is another way to put these two areas together. Though most people prefer quartz and marble for their kitchen countertops, these materials can turn out to be too different from the rest of your new kitchen/dining room area, so going in another direction might be a better idea.

Using wood, for instance, could be a good solution – not only do wooden countertops look amazing and unusual, but wooden cabinets are what most people are already using. The same goes for your dining room furniture, i.e. your table and your cabinets, so using this material is probably the easiest way to solve all your problems.

Turning your kitchen and dining room into one open-plan area could seem like the hardest thing in the world, but if you know what you’re trying to achieve and aren’t afraid of experimenting, you could easily create a cosy, inviting and welcoming space everyone in your family is going to love.

Types of Residential Houses

home for sale

The homes in Canada are as diverse as the population of Canada. Here is a list of different types of houses available in Ontario Canada.

Bungalows

Bunglow

The bungalows have been a popular choice amongst Canadian residents given the ease of use as this type housing style lack of stairways with the primary living area contained on one floor and are predominantly low rise home . In Ontario, the bungalows dates from the early 1900’s, but gained its greatest popularity during the post war years of the late 1940’s.

One and one-half Storey:

1 and half storey

The one and one half storey was popular post war era but now not very popular unline 2 storey home. Typically, about 60% of the total living area is contained on the first floor. From a cost perspective, this style is more cost effective than the bungalow, by providing more square footage on the same building coverage (or foot print) on the land.

Two-Storey Home

2 storey home

The two storey home is arguably the most popular Home Style in Ontario. This type of home offer a mix of large living area combined with a separate level for sleeping areas. Two storey designs are very popular in the Greater Toronto Area especially the suburbs of Toronto such as Mississauga, Vaughan, Milton, Oakville, Markham and Brampton. These homes offer a vast variation in terms of interior design, roof design and floor layouts.

Split level

split-level-home

The split level home is also called Tri-level home is mix of bungalow, split entrance bungalow and the two storey.  The most common split-levels built at that time were the side split and the back split. The main level typically contains common living areas (a living room, kitchen, dining room, and/or family room).Side and back splits can involve three or more levels of living area depending on size; e.g., lower family room, main level living room, dining room and kitchen, and upper-level bedrooms.

Attached or Dettached

attached home

Attached homes in Ontario are more preferred and have the highest valuation in terms of price and demand. Lot of immigrant population prefer to buy fully detached homes. Detached homes as the name says are detached homes without sharing all wall with neighbours.

Semi-detached

semi-detached home type

Semidetached homes are another popular home style where homes are attached to neighbours home on one side while the other side is detached.

Townhouses

townhouse

Row housing has also become a popular alternative in which three or more units are joined together by common party walls. Each townhouse unit typically contains a full basement, main level living area and upper level for bedrooms. Many variations exist in the marketplace. Town houses are attractive from a developer’s perspective given higher densities available. Two examples are illustrated. Townhouses are normally grouped in sets of three to six units. Townhouses are either offered as freehold (the owner holds title to the structure and the land) or condominium (the unit owner owns the structure as defined in the condominium documentation) and shares the land as a common element with other unit owners.

Hardwood and Carpet floors are arguably the two most popular flooring options available apart from tiles. With great innovation in flooring technologies, homeowners and business today have a lot more choice in Hardwood flooring and Carpet right from a great range of texture and designs. Hardwood floors and Carpets together offers versatility and design options that provide nearly an endless array of style and versatility. So what should you consider before making your final choice? In terms of cost carpet and Hardwood are usually the most inexpensive option. Because everyone has a different taste when it comes to design and aesthetics and both of the flooring options very well fits everybody budget. All these forms of finishes have their benefits as well as their downside. In order to properly choose the form of floor finish that is best for your home, there are some criteria or features in each of these floor finishes to look out for. This article will do justices to the pros and cons of Carpet and Hardwood flooring and what factors you should consider before going for either option in your home.

BENEFITS

Each finish, both carpet and hardwood flooring has shown that they have their own  set of advantage over the other, nonetheless, there is no clear cut answer to the question of which is better than the other since bothhave merits and demerits.

PROS OF HARDWOOD FLOORING

A. Aesthetics: Countless research have been carried out and it is revealed that aesthetics is one of the benefits of hardwood flooring.  As a matter of fact, most home users remove carpet floors and replace them with beautiful hardwood floor which illuminates the extravagant aesthetic value of this finishes. It is difficult to not like the look of hardwood flooring.  Having a different opinion means that one’s  flooring choice is easier. It’s a great flooring material for most rooms of the home.

B. Cleanliness: Aside from the aesthetic value of hardwood flooring that most of its user appreciate, it also radiate that specail ability of being able to absorb dirt and dust without loosing its glow and  initial sparkling effects. Unlike other kinds of floor finishes, hardwood is much easier to clean.

C. Durability:  This property is an essential feature needed in choosing any type of finish for a structure. As a matter of fact hardwood flooring is considered one of the most durable form of floor finisheespecially when comparing its durability with other floor finishes. When properly maintained, it can last for few decades while a carpeting would have needed some refurbishing over a decade. Hence, the durability of hardwood floor is one of the factors that are put into consideration for choosing it over carpeting in floor finishing.

D. Flexibility:  At some point in time, home users  may decide to use their floor for whatever they want regardless of what the floor is designed for. This is called use- conversion. When use conversion occur in a floor finished with hardwood, the floor will mainatain its standard and elegance. Use conversion takes place on all major floors of homes and so does not neccessarily occur where the floor is made out of hardwood alone.  Thus, the flexibility iof hardwood flooring makes a top priority when it comes to choosing floor finish. Users of hardwood flooring maneuver the way they set or even used this floor finish by combining other forms of floor finishes especially carpeting such as area rugs to some certain area in the room and the house at large. This merit help in ensuring that users benefit from other forms of finishes cum the merit that comes along with hardwood flooring.

 PROS OF CARPETING

A. Aesthetic and Selection: if there is one thing that is superb about carpeting it is  the wide range of available patters already produced and that are being continually manufactured on a daily basis from which you can select your desired patterns . And yes, you will  be overhelmed at the magnificent designs  of carpets except you have not been to a carpeting showroom. All in all, if one is looking for a type of floor finish that will leave your home a decent and beautiful floor, carpeting is not only an option but one of the best choice to make in fulfuling the desire for aesthestic value. The ability to select from uncountable and available types of designs in carpenting makes it  have an edge over hardwood flooring as the design and patterns  in hardwood floors are not so diverse and as such reduces the aesthetic value in eyes of the beholder.

B.  Muffles Sound : This characteristic is another feature that distincts carpeting from other types of floor finishes because it has the ability of resisting sound movement and it thus  reduces echo and  controls the density level of sound in a structure. Carpeted rooms are therefore less noisy compared to other floor finishes and most especially hardwood flooring.

C Warmth: Carpeting deos not only help home users knock out echo in their building but also help to conduct heat in a home which is a neccesity. This ability once again help in ensuring more comfortabilty than with other flooring options, especially, hardwood flooring. If you are one that prefers walking with barefooted,  then carpeting is your best option to prevent cold.

D Safer to use:  Here we go again, safety! The first question  you ask yourself here is that ‘are other types of floor finish not safe enough?’ The second question will be “if they are not safe, why design them or recommend them aqt all?”. Well, the answer is simple and fair enough, carpeting allows for ease of movement of furniture in case of re-arranging and more so, it prevents object from having great impact on your floor when they accidentally fall off. The rationale behind the safty characteristic of carpet is that it does notonly protect the users but also their properties and belongings.

DEMERITS

No matter how great all kinds of floor finishes could be they always have thier diverse limitations which their users regret and look for ways to perfect.  With this in view ,  hardwood flooring and carpent flooring finishes  both have thier own downsides which makes it difficult  and tricky in selecting the most suitable of these two floor finishes. The aforemenitoned facts illuminates the pro of both hardwood flooring and carpeting choice of flooring. Nevertheless, this article will now briefly discuss the downsides of the two options.

Cons of Hardwood Flooring

1.  High level of Noise: From the collection of experiences,  people who live below hardwood floors get disturbed abruplty by  noise.  Hardwood floors are noisy both in the rooms themselves and beneath the rooms.  Sound is not muffled at all.

2.  Scratches: No matter how carefully one can use the hardwood floor, one defect or the other is bound to occur. Scratches happen.

3.  Cold: One  fact about this choice of flooring is that hardwood floors  do not insulate well and are always cold to the touch, especially in the morning and late evenings.

4.  Hard surface: Harwood flooring comes along with hard surface, if any  fragile objects or kitchen utensils should fall down it will be damaged.

Cons of Carpet floors

1.  Dirty:  No matter how hard you try cleaning carpet flloor,  it does not come clean easily or get clean at all.Even if you vacuum every other day, carpeting is dirtier than hardwood floor.  It is also more difficult and time-consuming to clean a carpet floor.

2.  Replacement cost: As highlighted earlier, Carpet floors have short lifespan  compared to hardwood floors. Thus, when considering the cost of replacing carpet floors, one might choose  hardwood floor over carpet floors to save cost.

3.  Stains: Although,  today’s carpeting ensures decent stain resistance and steam cleaners can do a great job removing stains, there are still permanent stains found on carpet floors, defecting the patterns and aesthetic value.

4. Chemicals: The art of manufacturing Carpet floors involve the use of  some chemicals and hence carpets contain chemicals.  Meanwhile Steam cleaning carpet floors calls for chemical use as well. Therefore, hardwood floor will be a preffered option if you do want to live in a house with less chemical and chemical odour.

The Benefits of Flat Roofing

0
why flat roofs

Flat roofs are very popular amongst homes owners and commercial businesses. Many homeowners are increasingly drawn to flat roofs because they are considered one of the most energy-efficient options, according to Energy Star. A flat roof is defined by having a roof pitch below 1.5 degrees or a Fall of 1 in 40 and can comprise of different products. Flat Roof systems consists of a supporting structure; often the concrete ceiling, and several functional layers. Almost all these systems require an insulation layer. The insulation layer keeps the building warms in winter and cool in summer saving valuable energy and thus reducing the CO2 emissions and protecting the building against structural damages. There are three main types of flat roof systems:

  • Membrane or ‘Single-Ply’ Roofing (such as EPDM)
  • Built-Up Roofing (BUR)
  • Modified Bitumen Roofing

With flat roofing, you get additional usable space such as a living space and better fire protection. You can seamlessly install a solar panel or an Air Conditioning Unit on the roof.  Especially for a commercial business where space might be a serious issue at times, this is a great help. The list of possibilities for utilizing a flat roof is nearly endless. You can set up a deck or a garden on a flat roof and enjoy ample sunshine with privacy or you can simply enjoy the fresh outdoor air on your flat roof. Flat roofs are relatively cheaper to construct and repair. Installation of flat roofs is quicker and easier and there is less wear and tear and low repair costs over the lifespan of the roof. There’s also no need for shingles or any other decorative elements on the surface, which means installation costs are low. A flat roof suits any landscaping style or theme. It complements any exterior home decor — modern or ancient. There is no denying that a flat roof has a distinct aesthetic. One of the many reasons flat roofs have gained popularity in recent years is thanks to their sleek, modern appearance. If you have a modern-style home, a flat roof can add a stylish, minimalistic appeal. Even repairs are relatively cheap when they’re rarely required – it’s easy to repair these sorts of surfaces. On top of all that, they’re easier to clean than pitched roofs because you can get up there easily and move around without the threat of falling off. While a flat roof can offer numerous advantages over a sloped surface, it can be prone to issues like leakage or water damage. There are several other factors which can cause issues such as Extreme weather conditions, Improper installation techniques, UV exposure, poor water drainage etc. It is therefore very important that your roof is inspected regularly to avoid any major structural damage.

Flat roofing needs minimal care. If you are looking to install to a new flat roofing or need repair and maintenance, also hire Flat roofing experts. Without a good roof, your building could be structurally unsound or even vulnerable to certain types of weather or temperature conditions, so taking extreme care when making the choice of what type of roof is a very important.

My Condo Neighbor is a Smoker, What Can I Do?

0
My Condo Neighbor is a Smoker

The smell of cigarette or marijuana smoke in a condo is an unpleasant, but all too familiar scent for many homeowners in the city. With the recent legalization of cannabis in Canada, the problem is becoming increasingly frequent. Smoke emanating from within a neighbors condo can enter yours through the front door, windows and shared electrical sockets. In older buildings which typically aren’t sealed perfectly, the issue can be particularly severe and unpleasant. Much of the problem is caused by air currents and pressure which cause the smoke to drift into your home rather than staying in your neighbors condo.

It’s often the case that your neighbor may smoke in their living room and open their window to let some of the smell out, perhaps even to prevent others from smelling it. But the result is a change in air pressure, causing air to rush from outside into their apartment. According to Jack Prenter, the founder of ChoreBliss Toronto, “this pressure pushes the smoke into the hallway” of the building, where it can enter others homes. For this reason, it’s often necessary to talk to the smoker directly and to ask them to work with you to minimize the smell. Ideally, they will smoke on their balcony and as long as your windows are shut, you will experience little to none of the smoke. The primary issue is when neighbors smoke inside their condo, which often happens during the bitter months of the year when Toronto balconies are covered in snow.

What does the law say?

no smoking ontario

According to the Smoke Free Ontario Act, tenants and owners are prevented from smoking in the common areas of multi-unit buildings. However, there is no law in Ontario that prevents people from smoking in their private residences. Although there is no law preventing it, condo’s, property owners and landlords are entitled to demand that their building is 100% smoke-free. Therefore, one measure you can take is to encourage the building to become entirely smoke-free by enacting a building ruling. Be aware, this can be hard to pass and make take a long time. Likewise, a lot of people smoke and therefore getting a board to pass such a rule might be challenging. Currently, there are a limited number of condos in the city which have banned smoking.

It’s worth noting that Section 117 of the Condominium Act states that the building must prohibit any activity in common areas or units that are likely to cause injury to others. Countless studies show that second hand smoke can be dangerous to your health and therefore a neighbors smoke being allowed to enter your unit would be in contradiction to the ruling. Subsection 17(3) of the Act clearly states that the Corporation has a duty to take all reasonable measures to be in accordance with the Act. Therefore, if you wish to lobby your building to enact a non-smoking policy, or at least to take steps to prevent all smoke from entering your unit, you might wish to use this Act as justification.

Preventing the smell from entering

smoke smell

If your neighbor is unwilling to change their behavior, you will need to take measures to prevent the smoke coming into your home. The key is to alter the air flows so that the smoke isn’t sucked into your residence. To start, you should try to identify the key points of entry. If your neighbor is across the corridor, it’s almost certainly only entering through the front door. While next-door neighbors on either side might have shared sockets and neighboring windows where smells can creep through. Use your nose and a damp finger to sense where the smell and air are flowing through most intensely. By doing so you’ll be able to find out what you need to do to create positive air pressure which will prevent smoke from being sucked in from the hallway or neighboring condo.

Often the most obvious cause is the gaps on the side and bottom of your front door. In which case, contacting your building manager can resolve this. They will often be willing to provide rubber insulating strips which can form a tight seal when the door is closed, preventing air from coming into your home. Likewise, you can seal electrical sockets easily with foam inserts which block any small cracks or gaps. Very rarely smoke can also come in through your windows. However, in almost all of the city there is double or triple glazing to prevent the cold from getting to you and therefore the chance of cigarette smoke entering a closed window is low. If none of these methods work, you can take a large fan and point it towards the most common entry point. The fan will create positive air pressure and prevent smoke from entering. Alternatively, if you know that it’s only coming through the front door, opening a window will also create a pressure that will instantly push all of the smoke into the hallway.
