The Pemberton is a condo by Pemberton Group at 33 Yorkville Avenue, between Yonge Street and Bay Street. Suites start at $812,990 and completion is expected in February 2027.
In Yorkville, not near it
Many buildings use the Yorkville name from several blocks away. This one is on Yorkville Avenue itself. The neighbourhood’s restaurants, galleries and designer shops are on the same street, and Bloor Street’s “Mink Mile” is one block south.
Two subway stations are within a five-minute walk: Bay on Line 2 and Bloor-Yonge, where Lines 1 and 2 cross. The Toronto Reference Library, the Royal Ontario Museum and the University of Toronto are all close.
Price
The starting price is about $161,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. For Yorkville, it is still an entry-level figure. Resale suites in the area’s established luxury buildings sell for far more, and for more per square foot.
A suite at the starting price will be compact. If you are buying to live here, look at the one-bedroom-plus-den and two-bedroom plans. If you are buying to rent, Yorkville attracts executives, medical professionals and students with family support, and rents are among the highest in the city.
Four months out
Sales opened in October 2021 and occupancy is set for February 2027. This is the end of the sales period.
- Selection is limited to what has not sold in five years.
- The deposit of 20 per cent, originally spread with 10 per cent in the first year, will be collected on a short schedule.
- You can arrange a mortgage with a rate hold that covers the whole period.
Prices in 2021 were set in a stronger market. Ask whether the remaining suites have been repriced, and compare with resale before agreeing to the list price.
Compare with Park Road
Park Road, another project on this site, is a few blocks east and starts at $613,900 with completion in January 2027. It is on the edge of Yorkville, where this building is in the middle of it. The two are worth seeing on the same day.
Questions to ask
- How many storeys is the tower, and which floors still have suites?
- What are the maintenance fees per square foot?
- Is parking available, and at what price?
- Is the February 2027 date confirmed?
Closing costs at the starting price
Land transfer tax on $812,990 in Toronto is about $25,470, or $16,995 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
