Toronto Real Estate: Home Prices by District, Condos and Buying Costs

What Toronto homes sold for in August 2026 in the west, central and east districts, how the condo market differs from houses, and the two land transfer taxes buyers pay.

Updated

Toronto is two markets that share one average. Half of the homes sold in the city in August 2026 were condo apartments with a median price of $550,000. Detached houses, sold in the same month, averaged more than $1.5 million. This page splits the city the way buyers actually shop it: by district and by home type.

Toronto home prices in August 2026

The average Toronto home sold for $979,684 and the median was $770,000, across 1,767 sales. The gap of more than $200,000 between those two numbers comes from a small number of very expensive houses in the central districts.

West, central and east: three different cities

The real estate board divides Toronto into three districts. Yonge Street is the rough centre line, and the central district runs from the lake up to Steeles Avenue.

DistrictSalesAverage priceMedian priceMonths of inventory
Toronto West460$955,789$820,0004.3
Toronto Central882$1,051,186$690,0005.1
Toronto East425$857,162$825,0003.6

Toronto Central

Downtown, midtown, North York’s Yonge corridor and the city’s most expensive house streets. It has the highest average and the lowest median at the same time, because 598 of its 882 sales were condo apartments while its detached houses averaged $2,246,038. If you are buying a condo, this is where most of the choice is: 3,294 apartments were listed at the end of the month.

Toronto West

Etobicoke, the Junction, High Park, Bloor West and the neighbourhoods up to Weston and Rexdale. Detached houses averaged $1,327,593 and condo apartments $583,024. South Etobicoke along the Queensway and Kipling is where much of the west end’s new condo building is happening.

Toronto East

Riverdale, Leslieville, the Beaches, East York and Scarborough. This is the lowest-priced and fastest-moving district. Detached houses averaged $1,079,819, and semis sold for 102 per cent of the asking price in an average of 21 days. Expect competition on a well-priced semi here even when the wider market is slow.

Buying a condo in Toronto

Condo buyers have the most room to negotiate of anyone in the city. There were 4,938 apartments for sale at the end of August against 885 sales, units took 39 days to sell on average, and the benchmark apartment price was down 6.88 per cent from a year earlier.

Price is only part of the cost. Before you offer, compare the monthly maintenance fee per square foot with similar buildings, and have your lawyer review the status certificate for the reserve fund balance and any special assessments. If you plan to rent the unit out short term, read the Toronto short-term rental rules first, since only a principal residence qualifies. Our Toronto condo page has more on buildings and areas.

New towers are a separate decision, with deposits paid over time and occupancy years away. We track 30 Toronto projects in the Toronto pre-construction list.

Buying a house in Toronto

Below about $1.1 million, the realistic house options are a semi or a smaller detached home in the east end, or a bungalow in parts of Scarborough, Etobicoke and North York. The median detached price in the east was $950,000.

Many buyers offset the price with rental income. Toronto zoning allows up to four units on most residential lots, plus a laneway or garden suite where the lot qualifies. A basement apartment still has to meet the building and fire codes, so ask what permits exist before you count on the rent.

Two land transfer taxes

Toronto is the only city in Ontario that charges its own land transfer tax on top of the provincial one. The two are calculated almost the same way, so the bill roughly doubles.

Purchase priceOntario taxToronto taxTotalFirst-time buyer pays
$550,000 (median condo)$7,475$7,475$14,950$6,475
$979,684 (average home)$16,069$16,069$32,137$23,662

First-time buyers get back up to $4,000 of the Ontario tax and up to $4,475 of the Toronto tax. Homes over $3 million pay higher municipal rates. Check your own price with the land transfer tax calculator.

Two other Toronto costs to know about: owners must declare every year whether their home is occupied, and a home left vacant is taxed at 3 per cent of its assessed value.

Getting around

Transit access moves prices more in Toronto than anywhere else in the GTA. Besides the subway, the Eglinton Crosstown and Finch West light rail lines are now running, and the Ontario Line is under construction from Exhibition through downtown to Don Mills. GO trains serve stations across the city, which matters most in Scarborough and Etobicoke where the subway is thin.
