Is $524,990 a good price for Richmond Hill?

It is low for a freehold home anywhere in York Region. Across the GTA in August 2026, the average freehold townhouse resold for $882,060. The 2-bedroom homes are the smaller urban townhome plans, so compare the square footage and the monthly cost with a condo. A freehold townhouse usually has a lower or no monthly fee, though some communities charge a small common element fee for shared roads and landscaping. Ask whether one applies.

Location

The community is at the north end of Richmond Hill near Yonge Street and Jefferson Side Road. Summit Golf and Country Club is across the street, and the Oak Ridges Trail is about two minutes away. Farm Boy, No Frills and Sobeys are within about five minutes by car, and Richmond Green Sports Centre and Park is about ten. Yonge Street gives direct transit south toward Highway 7 and the subway, and Highway 404 is a short drive east.

The homes are in the Richmond Hill High School attendance area. Boundaries can change, so confirm the school for your exact address with the York Region District School Board.

  • Is there a monthly common element fee?
  • Does the rooftop terrace come with your unit, and is a gas line for a barbecue included?
  • What is the Tarion warranty start date, given the homes are already built?

Closing costs at the starting price

Land transfer tax on $524,990 in Richmond Hill is about $6,975, or $2,975 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
