Markham is one of the more expensive cities in the GTA and one of the most varied. Half of what sells is detached houses averaging over $1.6 million, and a fifth is condo apartments at well under half that. Markham home prices in August 2026
The average Markham home sold for $1,208,692 in August, against $993,410 across the GTA. The median was $1,095,000 and 282 homes changed hands.

Detached homes carry the largest premium, about $323,000 above the regional average. Condo apartments are close to the GTA figure, which makes them the practical way into the city for many buyers. Freehold townhouses averaged more than semis in the month, which reflects how new most of Markham’s townhouses are.
What your budget buys
Under $700,000: a one or two-bedroom condo apartment, mainly in Downtown Markham, along Highway 7, in Unionville and around Markville.
$750,000 to $900,000: a condo townhouse, or a larger condo with two bedrooms and a den.
$950,000 to $1.15 million: a freehold townhouse or a semi-detached house. Newer towns are in Cornell, Wismer, Greensborough and Upper Unionville.
$1.3 million to $1.7 million: a detached house in Berczy, Wismer, Greensborough, Milliken or older parts of Markham Village.
$2 million and up: larger detached homes in Unionville, Angus Glen, Cachet and the Thornhill part of the city.
Markham neighbourhoods
Unionville
The historic Main Street, Toogood Pond and some of the most sought-after school catchments in York Region. Mostly detached homes on mature lots, with newer condos near Highway 7.
Downtown Markham and Markham Centre
The city’s planned urban core along Enterprise Boulevard, near Unionville GO. Condo towers, offices, a cinema and York University’s Markham campus.
Cornell
In the east, built on new-urbanist lines with rear lanes, porches and a mix of towns, semis and detached homes. Markham Stouffville Hospital and the Cornell bus terminal are here.
Berczy, Wismer and Greensborough
Family subdivisions from the 2000s and 2010s north of 16th Avenue. Detached homes and townhouses, newer schools and parks, and the Mount Joy GO station nearby.
Angus Glen and Cachet
Larger homes around the Angus Glen golf course and community centre. Among the higher price points in the city.
Markham Village
The old town along Main Street Markham, with heritage homes, older bungalows on wide lots and the Markham GO station.
Milliken
The south edge of the city along Steeles Avenue, bordering Scarborough. Older detached homes and townhouses at lower prices, with Pacific Mall and Milliken GO.
Thornhill
The southwest corner, shared with Vaughan. Established streets, condos along Yonge Street and Bayview, and the closest part of Markham to Toronto.
Getting around
The Stouffville GO line runs through the city with stations at Milliken, Unionville, Centennial, Markham and Mount Joy. Viva rapid buses run along Highway 7 and connect west to the subway. Drivers use Highway 407 across the south of the city and Highway 404 down its west side. Highway 407 is tolled, so add that cost if it will be your daily route.
Property tax and closing costs
Markham’s residential tax rate was 0.700278 per cent in 2025, one of the lowest in the GTA. The rate applies to the MPAC assessed value, which is based on 2016 prices, so do not apply it to your purchase price. Ask for the current tax bill on any home you are serious about.

Is Markham more expensive than Vaughan?
They are close. In August 2026 Vaughan’s overall average was about $26,000 higher and its detached average about $60,000 higher. Markham’s condo apartments averaged slightly more. See the Vaughan guide.
Which part of Markham is best for commuting to Toronto?
By train, anywhere near a Stouffville line station. By car, the west side near Highway 404 and the south near Highway 407 and Steeles.
Where are the cheapest homes in Markham?
Condo apartments along Highway 7 and around Markville, and older townhouses in Milliken.
