The case for buying beside Milton GO
Milton is a town of detached houses and townhomes. Condo apartments are a small share of what sells, and very few are within walking distance of the train. Stationside is aimed at the buyer who wants to live in Milton without needing a second car.
Be clear about the train service as it stands. The Milton line runs toward Union Station on weekday mornings and back in the evening, with GO buses covering other times. Expanded service has been promised for years and depends on agreements with the freight railway that owns the track. Buy for the service that exists, and treat any improvement as a bonus.
The deposit
The deposit is 15 per cent spread over 720 days from signing. On the starting price of $484,490 that is $72,674. A two-year schedule is long by current standards and makes the monthly instalments easier to manage. With completion in mid-2027, ask how the remaining instalments are timed for someone buying today, since the original schedule assumed a 2023 purchase.
Price against resale
The average resale condo apartment in the 905 area sold for $549,868 in August 2026, and the GTA-wide average was $617,593. Stationside’s starting price is below both, though it is for the smallest suite. Add the cost of parking and a locker before you compare.
The neighbourhood
Nipissing Road is in the Main Street East area, between old downtown Milton and Thompson Road. Groceries, the Milton Mall and Lions Sports Park are close, and the Milton Leisure Centre is a short drive. Highway 401 is reached by James Snow Parkway or Highway 25. The older downtown, with its restaurants and Saturday farmers’ market, is a few minutes west along Main Street.

- Which tower is the suite in, and do the two towers complete at the same time?
- How much is parking, and is it available with one-bedroom suites?
- What are the estimated maintenance fees, and is heating and cooling metered separately?
- Is assignment allowed before final closing?
Closing costs at the starting price
Land transfer tax on $484,490 in Milton is about $6,165, or $2,165 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
