Thompson Towers is a planned community of condo towers by Greenpark Group and Trinity Point Developments at 130 Thompson Road South, at Drew Centre in Milton. The first tower, called Spring, is 31 storeys with about 277 suites, along with townhomes. A later release, Sienna, is listed from $488,900.
Where the project stands
Spring was under construction through early 2026, with occupancy targeted for 2026. The builder’s listed completion for Sienna was June 2026. Those dates are now at or behind us, so the useful questions are practical ones:
- Has occupancy begun in the first tower?
- Which suites are unsold, and can any be viewed?
- Is Sienna a separate tower, and what is its current occupancy date?
We have marked this project “check availability” until the builder confirms. Ask us and we will get the current list.
Milton’s first tall buildings
A 31-storey tower is new for Milton, where almost everything sold is a detached house or a townhouse. For buyers, that has two sides. There is very little competing condo supply in town, which helps a building near the station hold its value. There is also a short history of condo resales here, so prices are harder to predict than in Mississauga or Oakville.
Thompson Towers or Stationside
Two condo projects on this site are within a few minutes of Milton GO. Stationside on Nipissing Road starts at $484,490 and completes in June 2027. Thompson Towers starts at $488,900 and is further along. If you want to move sooner, look here first. If you would like more time to save, Stationside’s later date and 720-day deposit may suit you better.
Price against resale
The average resale condo apartment in the 905 area sold for $549,868 in August 2026, and the GTA average was $617,593. The starting price here is below both. It is for the smallest suite, so add parking and a locker before comparing.
The location
The Milton GO station on the Milton line is a short walk. Service runs toward Union Station on weekday mornings and back in the evening. Highway 401 is a few minutes north. The Milton Leisure Centre, the FirstOntario Arts Centre and Lions Sports Park are all close, and groceries are along Main Street East.
Questions to ask
- What are the actual maintenance fees, if the first tower is registered?
- What does parking cost?
- What will be built on the rest of the site, and when?
- What deposit is required for a suite that is nearly complete?
Closing costs at the starting price
Land transfer tax on $488,900 in Milton is about $6,253, or $2,253 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
