Erin Mills vs Meadowvale: Comparing Mississauga’s Two Planned Communities (2026)

Erin Mills and Meadowvale are west Mississauga's two big planned communities. Here is how they compare on GO trains, the Transitway, housing, prices, lakes and trails, and day-to-day life.

Erin Mills and Meadowvale are the two big planned communities of western Mississauga. Both were laid out as “new towns” in the late 1960s and 1970s, both were built around a town centre with shopping and transit, and both have networks of parks and trails running between the streets. Today they sit side by side, with Erin Mills to the south and Meadowvale to the north.

The short version: Meadowvale has its own GO train stations on the Milton line, two man-made lakes, a large business park along Highway 401 and a lot of townhouses and low-rise homes from the 1970s and 1980s. Erin Mills has no GO rail station of its own, but it has the Mississauga Transitway along Highway 403, Erin Mills Town Centre, Credit Valley Hospital and a large stock of detached houses. Which one fits depends on how you commute and what type of home you want.

Two new towns, one plan

Both communities trace back to the same idea. In the mid-1950s the Erin Mills Development Corp., backed by industrialist E.P. Taylor, bought about 7,200 acres in the Credit River watershed. Its planner was Macklin Hancock, who had designed Don Mills in Toronto in 1953. Don Mills was built in quadrants, each around a school, a park and a church, with shared services in the middle. Erin Mills and Meadowvale took that model and scaled it up.

By 1969, Erin Mills was owned by a group that included Cadillac Development Corp. Meadowvale was led by Markborough Properties on a 2,300-acre site at Highway 401 and Mississauga Road. According to Heritage Mississauga, the two projects were promoted together as a $1.25 billion development that could house up to 200,000 people, and the province put $88 million into a new water and sewer system to serve them.

That shared history explains why the two areas feel similar on the ground: curving residential streets, cul-de-sacs, schools and parks set inside the neighbourhoods, and arterial roads carrying most of the traffic around the edges.

Erin Mills

Erin Mills covers a large part of west Mississauga. It is often split into smaller areas such as Lower Erin Mills, closer to Dundas Street, and Central Erin Mills, around Eglinton Avenue and Erin Mills Parkway. Highway 403 cuts across the middle.

Erin Mills Town Centre, at Eglinton Avenue and Erin Mills Parkway, opened in 1989. Heritage Mississauga describes it as the planned heart of the community. Cadillac Fairview owned and managed it until 2010. It is the main indoor shopping centre for this part of the city.

Credit Valley Hospital, part of Trillium Health Partners, is at 2200 Eglinton Avenue West, at Erin Mills Parkway. For many buyers, having a full hospital close by is a practical point worth noting.

Erin Meadows Community Centre, at 2800 Erin Centre Boulevard, houses the Erin Meadows Library, which opened in 2001. The City describes the building as Mississauga’s first shared-use facility; it is shared with a secondary school.

Erin Mills also borders the Credit River valley on its east side, with parkland along the river, and Streetsville sits on its northeast edge. If you are also weighing Streetsville, our Port Credit vs Streetsville comparison covers it in detail.

Meadowvale

Meadowvale sits north of Erin Mills, in the northwest corner of Mississauga around Highway 401. It took its name from the much older Meadowvale Village to the east (more on that below).

The community is built around two lakes, Lake Aquitaine and Lake Wabukayne, both largely man-made. Walking and cycling paths link the lakes, parks and the town centre, so many residents can reach shops or a bus terminal on foot without walking along a main road.

Meadowvale Community Centre and Library, at 6655 Glen Erin Drive on Lake Aquitaine, reopened in October 2016 after a $37 million renovation. The City lists an 82,200 square foot building with a gymnasium, fitness space, meeting rooms, library space and a therapeutic pool.

Meadowvale Town Centre combines shopping with one of MiWay’s largest bus terminals. North of the homes, along Highway 401, is Meadowvale Business Park, the largest business park area in Mississauga on the 401 corridor. Living near your workplace is a real option here for people who work in the park.

Getting around

Erin Mills Station300 spacesFree parking, MiWay express buses

Meadowvale: GO trains at rush hour. Meadowvale GO, at 6845 Millcreek Drive, and Lisgar GO, which opened in September 2007, are both on the Milton line. Metrolinx describes the Milton line as weekday rush-hour service, running east toward Toronto in the morning and west in the afternoon. Outside those times, and on weekends, GO trips on the corridor run by bus. The line shares track with freight trains, and all-day two-way service has not been scheduled. If you work regular office hours downtown, the train can work well. If your hours vary, plan on driving or connecting by bus.

Erin Mills: the Transitway. Erin Mills Station, at 4430 Erin Mills Parkway beside Highway 403, is a stop on the Mississauga Transitway. The City lists MiWay routes 46 Tenth Line, 48 Erin Mills, 109 Meadowvale Express and 110 University Express, a GO Transit connection, and 300 free parking spaces. The Transitway runs east along Highway 403 toward the City Centre and Renforth Station near the Toronto border, so it is the main rapid transit option for Erin Mills. For GO trains, residents of Erin Mills generally drive or take a bus to a station outside the community, such as Streetsville GO on the Milton line or Clarkson GO on Lakeshore West, which runs all day in both directions.

Driving. Highway 403 runs through Erin Mills, and Highways 401 and 407 are close to Meadowvale. Commute times vary a lot by time of day, so test the drive at the hour you would actually travel. Always check GO Transit schedules and MiWay for current trip times before you decide.

Housing and what homes cost

Erin Mills has a large share of detached houses, along with semis, townhouses and some apartment buildings near the main roads and the town centre. Most homes were built from the 1970s through the 1990s and later, so lot sizes, layouts and condition vary from street to street.

Meadowvale was planned with a wider mix of housing types from the start, including townhouses and apartments alongside detached and semi-detached houses. Heritage Mississauga notes that new apartment housing types were part of the early Meadowvale concept. Condo townhouses are common here, which can make Meadowvale an entry point for buyers who want a ground-level home with less upkeep. If you are comparing ownership types, check the monthly fee and what it covers before you write an offer.

TRREB’s monthly Market Watch report does not break out Erin Mills or Meadowvale separately. It publishes figures for Mississauga as a whole, so that is the closest reliable benchmark. These numbers cover every neighbourhood in the city, so use them as context, not as a price for either community.

Both communities are in the City of Mississauga, so the property tax rate is the same. Your bill depends on your home’s assessed value. Meadowvale vs Meadowvale Village

Buyers often mix up the two. Meadowvale is the planned community described above. Meadowvale Village is a separate, much older settlement to the east, established in 1819 near the Credit River.

Meadowvale Village became Ontario’s first heritage conservation district of its type in 1980, under City of Mississauga By-law 453-80. The district plan was reviewed and updated in 2014. Under that plan, larger changes such as adding floor area to a house, adding new windows or doors where none existed, building an accessory structure over 10 square metres, or putting in a pool need a Heritage Property Permit. Smaller work such as re-roofing, repairs and fences usually goes through a quicker “clearance to alter” process, which the plan says is generally issued within one to two business days.

Homes in the planned Meadowvale and in Erin Mills are generally not inside a heritage district, but individual properties can still be listed or designated. Check the City’s heritage register for any address you are serious about.

This is general information, not legal advice. Confirm heritage status and permit needs with the City of Mississauga before you buy or renovate.
