Toronto has the lowest median of the group even though its average is mid-pack. That is the condo effect: a large share of one and two-bedroom apartments pulls the typical sale down. For figures on every GTA municipality, see the August 2026 market report.

Questions about choosing a city

Which of these cities is the most affordable?

Brampton had the lowest average price in August 2026, and its detached houses averaged about $268,000 less than the GTA figure. Toronto had the lowest median only because so many of its sales are condo apartments. For condo apartments specifically, Brampton and Mississauga were both well below Toronto, but Brampton had only 21 condo sales, so the choice there is small.

Where is most of the pre-construction?

Toronto, by a wide margin, because most launches are condo towers. In Caledon, Milton, Oakville and much of Brampton, new construction is mainly townhouses and detached homes in new subdivisions. The counts on each city card update as projects are added.

Do all six cities charge a municipal land transfer tax?

No. Only Toronto does. Buyers everywhere else pay the Ontario tax alone. Compare the totals with the land transfer tax calculator.

Should I compare cities by average price?

Only as a starting point. Compare the same home type in each city, then the specific neighbourhoods. Each city guide breaks prices down by type and lists what different budgets buy.
