Ivy Rouge is a joint project by Rosehaven Homes and Starlane Homes at Sixth Line and Burnhamthorpe Road East in north Oakville. This is a later release in a community that has already sold earlier phases. It offers three home types on one site, which is useful if you are not yet sure whether a townhouse or a detached house fits your budget.

Is a semi worth the step up?

Across the GTA in August 2026, the average semi-detached house sold for $931,665 and the average freehold townhouse for $882,060, a gap of about $50,000. In a new subdivision the gap between a townhouse and a semi is often similar, while the jump to a detached lot is much larger. A semi gives you one shared wall instead of two, a side yard and usually a wider driveway. If the price list shows a small difference, the semi tends to hold its value better on resale.

Location

The site is a few minutes from Highway 407 and from the Uptown Core at Dundas and Trafalgar, where the main shopping for north Oakville is found. Oakville Trafalgar Memorial Hospital is nearby on Dundas Street West. The builder gives 13 minutes to Oakville GO station and 10 to Costco. Lions Valley Park and the Sixteen Mile Creek trails are the closest large green space.

Timeline

Completion is listed as late 2026 to early 2027. The deposits are due within four to six months, which suits buyers who already have equity or savings in hand. If you need to sell a home first, list it early enough that the sale closes before your final deposit is due.

Closing costs at the starting price

Land transfer tax on $1,100,000 in Oakville is about $18,475, or $14,475 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
