ClockWork 4 is the fourth condo building in Mattamy’s Upper Joshua Creek community, at Dundas Street East and Ninth Line on Oakville’s eastern edge. Suites start at $490,000. For Oakville, where the average home of any type costs well over a million dollars, that is one of the lowest entry prices on the market.
A 10 per cent deposit
The deposit is 10 per cent, paid over 240 days. On the $490,000 starting price that is $49,000. Many new condos ask for 15 or 20 per cent, so this is a lighter schedule than most.
A smaller deposit helps first-time buyers get in. It also means a larger amount is due at closing. If you plan to put 20 per cent down to avoid mortgage insurance, you will need the other 10 per cent, plus closing costs, saved by fall 2027.
Buying phase four
There is an advantage to buying a later phase. The earlier ClockWork buildings give you real evidence to look at:
- Visit the finished buildings and look at the corridors, the lobby and the landscaping.
- Ask what the maintenance fees are in the registered phases, and how they compare with the estimates buyers were first given.
- Check what suites in the earlier phases have resold or rented for. That is the best guide to what yours will be worth.
Price against resale
The GTA average for a resale condo apartment was $617,593 in August 2026, and the 905 average was $549,868. ClockWork 4 starts below both. The starting price is for the smallest suite, so confirm the size and whether parking is included before you compare.
The location
Dundas and Ninth Line is the boundary between Oakville and Mississauga. Highway 403 and Highway 407 are both close, which makes this a practical address for people working in either city. The Joshua Creek trail runs through the community, and the plan includes a central courtyard. Groceries and everyday shopping are along Dundas Street. There is no train station within walking distance. Oakville GO and Clarkson GO are the nearest, both a drive away.
Questions to ask
- What is the price of parking and a locker?
- Are the buildings low-rise or mid-rise, and how many suites share each floor?
- What are the estimated fees per square foot?
- Can the suite be assigned or leased during interim occupancy?
Closing costs at the starting price
Land transfer tax on $490,000 in Oakville is about $6,275, or $2,275 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
