Rosewood Urban Towns is a small infill project at 17 Clarence Street, a few blocks south of Brampton’s historic downtown. The homes are condo townhouses with brick and stone exteriors. Completion is expected in spring 2027, so buyers are looking at a wait of months, not years.
An infill site, and why that matters
Most new homes in Brampton are in large subdivisions at the edge of the city. Rosewood is the opposite. It is being built inside an established neighbourhood, where the streets, trees, schools and shops are already there. You do not live beside construction for five years, and you can walk the area today and see exactly what you are buying into.
The trade-off is the usual one for infill: smaller lots, less visitor parking and neighbours close by.
Price check
Prices start at $874,900. The average resale condo townhouse in Brampton sold for $569,104 in August 2026, and the average semi-detached house for $774,246. Rosewood starts above both.
Much of the resale condo townhouse stock in Brampton dates from the 1970s and 1980s, so the average is not a like-for-like comparison. A better test is against newer freehold towns near Mount Pleasant, which typically resell in the $700,000s and $800,000s. Ask for the square footage and the monthly fee, then compare cost per square foot.
Getting around
Clarence Street runs between Main Street South and Kennedy Road. The downtown Brampton GO station on the Kitchener line is a short drive or bus ride north, and Züm buses run along Main Street and Queen Street. Gage Park, the Rose Theatre and the downtown farmers’ market are close. Highway 410 is reached by Queen Street or Steeles Avenue.
Before you sign
- Ask for the deposit schedule. It was not published in the material we reviewed.
- Confirm what the monthly condo fee covers, and whether the roof and windows are the corporation’s responsibility.
- Check how many parking spaces come with the home.
- With closing this near, get a mortgage pre-approval now and ask the lender how long the rate can be held.
Closing costs at the starting price
Land transfer tax on $874,900 in Brampton is about $13,973, or $9,973 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
