The Castle Mile is a subdivision of townhomes and detached houses at Cottrelle Boulevard and The Gore Road, on the east side of Brampton. Three builders share the site: OPUS Homes, DECO Homes and Arista Homes. It backs toward the Claireville Conservation Area and sits about a mile south of Castlemore Road, which is where the name comes from.

The starting price is $1,079,990, which is for a townhouse. Ask for the detached price list separately, because the builder’s public material gives only the lowest figure.

A new townhouse priced above a resale detached

This is the number to think about. The average resale detached house in Brampton sold for $1,020,556 in August 2026, and the average freehold townhouse for $731,389. A Castle Mile townhouse starts above both.

That does not make it overpriced on its own. These are large new townhomes in the city’s most expensive pocket, and HST is included in a new home price. But it does mean you should see two or three resale detached homes in Castlemore, Bram East and the Vales before you sign, so you know what the same money buys with a private yard and a driveway.

The location

Bram East is the newer, eastern part of Brampton near the Vaughan boundary. Highway 427 is the closest expressway, and Highway 407 is a short drive south. The Gore Meadows Community Centre and Library is nearby. There is no GO station on this side of the city, so most residents drive, and buyers who work in Vaughan, Woodbridge or around Pearson airport tend to like it for that reason.

What to check

  • Which builder is selling the lot you want, since features and finishes differ between the three.
  • Whether the townhomes are freehold or have a shared-road fee.
  • The expected closing date for the remaining lots. The project launched in April 2024, so some homes may be close to completion.
  • Whether a separate basement entrance is offered, and whether it meets Brampton’s rules for a registered second unit.

Closing costs at the starting price

Land transfer tax on $1,079,990 in Brampton is about $18,075, or $14,075 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
