Arbor West is a master-planned community by Caivan at Mississauga Road and Bovaird Drive West, in Brampton’s northwest. The townhomes start at $799,990. What sets the project apart is an optional layout the builder calls a dual unit design: one townhouse built as two separate homes.
The two-in-one option
The dual unit plan has two separate entrances, two full kitchens, two living rooms and a finished basement with its own bathroom. In practice that means a main home upstairs and a self-contained suite below.
For many Brampton buyers this is the feature that makes the mortgage work. A legal second unit can house parents or adult children, or bring in rent. Two cautions apply:
- Brampton requires every second unit to be registered with the city. A suite built by the developer under permit is the easiest kind to register, but ask the sales office to confirm in writing that the unit will be delivered ready for registration.
- Lenders treat rental income from a second unit differently. Some count half, some count all of it. Speak to a mortgage broker before relying on it to qualify.
Price in context
At $799,990, Arbor West starts about nine per cent above the average resale freehold townhouse in Brampton, which sold for $731,389 in August 2026. For a new home with warranty near a GO station, that is a modest premium compared with other new projects in the city.

Drive times are the builder’s estimates. Highways 407 and 401 are south along Mississauga Road.
Timing
The project was announced in September 2024 with completion estimated for 2026. Deposits were set at $90,000 to $115,000 within 240 days. Because the first homes are now at or near completion, ask us which blocks are still available and whether any are ready for a quick closing. Remaining inventory late in a project is where builders are most open to negotiating upgrades and closing credits.
Closing costs at the starting price
Land transfer tax on $799,990 in Brampton is about $12,475, or $8,475 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
