What It Really Costs to Own a Detached House in Brampton Each Month (2026)

At Brampton's $930,000 median detached price, a first-time buyer with the minimum down payment pays about $7,000 to $7,150 a month including a maintenance reserve. Here is the mortgage, property tax, utilities and insurance line by line, with a calculator.

Row of detached homes on a residential street in Brampton, Ontario

Verified October 16, 2026 against TRREB, City of Brampton, Region of Peel, Ontario Energy Board, Alectra Utilities and CMHC sources. Insurance, maintenance and household usage figures are estimates and are marked as such.

The short answer: owning a detached house in Brampton at the September 2026 median price of $930,000 costs about $7,000 to $7,150 a month for a first-time buyer with the minimum down payment, a 25-year mortgage at 4.5% and a home assessed at $750,000. That includes about $775 a month set aside for maintenance. The bills you actually pay each month come to about $6,200 to $6,350.

The mortgage is roughly 70% of the total. Property tax is the next biggest line, then maintenance, then utilities and insurance. Each section below shows the arithmetic, and the calculator lets you change the price, rate and assessment.

At 5.0% instead of 4.5%, add about $250 a month to the first column, $265 to the second and $209 to the third. The full totals at 5.0% are $7,211 to $7,388, $6,791 to $6,968 and $6,324 to $6,501.

These figures leave out a few costs that depend on the house: a rented water heater or furnace, a security system, internet and phone, and any loan for appliances. Ask the seller for these contracts before you firm up.

Mortgage payment

The Brampton housing market report for September 2026 puts the detached average at $1,001,613 and the median at $930,000, from TRREB data. We use the median because half of detached sales closed below it.

Minimum down payment: $68,000

  • 5% of the first $500,000 = $25,000
  • 10% of the remaining $430,000 = $43,000
  • Minimum down payment: $68,000, leaving a loan of $862,000

Mortgage insurance

The loan is 92.7% of the price, so CMHC’s premium for a loan-to-value between 90.01% and 95% applies: 4.00%.

  • Premium: 4.00% x $862,000 = $34,480, added to the loan
  • Insured mortgage: $862,000 + $34,480 = $896,480
  • Ontario PST on the premium, 8% = $2,758, paid in cash at closing, not monthly

First-time buyers and buyers of new builds can choose a 30-year amortization on an insured mortgage. CMHC lists a 0.20% surcharge for amortizations beyond 25 years, so the premium becomes 4.20% ($36,204) and the mortgage $898,204. Confirm the surcharge with your lender, since insurers set their own schedules.

The payment

Canadian fixed-rate mortgages compound semi-annually. At 4.5%, the monthly rate is (1 + 0.045 / 2)1/6 – 1, or about 0.3715%. Applied over 300 months to $896,480, that gives $4,962.

20% down ($186,000), 25 years$744,000$4,118$4,327

Why 4.5% and 5.0%? On October 16, 2026, Ratehub listed a lowest insured five-year fixed rate of 4.34%, with big bank five-year fixed rates between 4.69% and 5.19%. Your rate will depend on your lender, down payment and credit.

The lender will also qualify you at the higher of 5.25% or your contract rate plus 2 points, which is 6.5% at a 4.5% contract rate. The mortgage stress test guide shows what that means for the income you need.

Property tax

Brampton’s 2026 total residential tax rate is 1.253381%: 0.537932% for the City, 0.562449% for the Region of Peel and the rest for education. The rate is applied to your MPAC assessed value, not to what you paid.

Ontario assessments are still based on market values as of January 1, 2016. A house that sells for $930,000 today may be assessed well below that. The quickest way to get the real figure is to ask for the current tax bill, which the listing usually shows.
2026 Brampton property tax by assessed value
MPAC assessmentYearly taxMonthly
$650,000$8,147$679
$750,000$9,400$783
$850,000$10,654$888

Example: $750,000 x 1.253381% = $9,400 a year, or $783 a month. For 2026 the City held its own portion at a 0% increase and added a 1% hospital levy, which it says works out to $73 a year more on the average home. Brampton bills twice a year in three instalments each; the 2026 final bill was due July 22, August 19 and September 23. The City also offers three pre-authorized payment plans that draw payments from your bank account, including monthly. Our GTA property tax rates table compares Brampton with every other GTA city.

Electricity, gas and water

Usage drives these bills more than rates do, and no utility publishes a typical figure for a Brampton detached house. We used published rates and our own usage assumptions, so treat the totals as estimates.

Estimated monthly utilities for a Brampton detached house
UtilityAssumptionEstimate a month
Electricity (Alectra, Brampton rate zone)700 to 1,000 kWh, winter time-of-use pricesAbout $130 to $170
Natural gas (Enbridge)2,400 m³ a year or somewhat more$85 to $110
Water and wastewater (Region of Peel)20 to 25 m³ a month$74 to $86
TotalAbout $289 to $366

Electricity: new prices on November 1

The Ontario Energy Board announced on October 16, 2026 that winter time-of-use prices take effect November 1, 2026: 9.1 cents per kWh off-peak, 14.6 cents mid-peak and 18.9 cents on-peak. Tiered customers pay 11.2 cents for the first 1,000 kWh a month and 13.2 cents above that. The Ontario Electricity Rebate changes to 15.7% of the bill on the same date.

Alectra’s 2026 Brampton rate zone tariff has a fixed residential delivery charge of $29.93 a month plus $0.87 in fixed riders, and no per-kWh distribution charge. Transmission and smaller riders add about 2.1 cents per kWh after the 1.0239 loss factor, and regulatory charges about half a cent more.

For 800 kWh a month, assuming 64% off-peak, 18% mid-peak and 18% on-peak use (our assumption):

  • Electricity: 800 x (0.64 x 9.1 + 0.18 x 14.6 + 0.18 x 18.9 cents) = $94.83
  • Delivery, fixed: $30.80
  • Transmission and riders, per kWh: $16.71
  • Regulatory charges: $4.10
  • Subtotal $146.44, plus 13% HST ($19.04), minus the 15.7% rebate ($22.99) = about $142

The same method gives about $128 at 700 kWh and $171 at 1,000 kWh. Central air in summer or an electric vehicle can push usage well past that.

Natural gas

In its October 2026 rate decision, the OEB said a typical residential customer in Enbridge’s EGD rate zone (check the rate zone on your own bill) using 2,400 m³ a year will pay $999.95 a year from October 1, 2026, down $28.67. That works out to about $83 a month averaged over the year. Larger or older detached houses often use more, so we budget $85 to $110 a month. Bills run much higher in January and February than in summer, and Enbridge offers an equal billing plan to smooth them.

Water and wastewater

The Region of Peel’s 2026 single-unit residential water rate is $1.1308 per m³ for the first 50 m³. Wastewater is $1.4538 per m³, charged on 85% of water used. The fixed service charge for a standard 5/8-inch meter is $81.24 a quarter, or $27.08 a month.

  • At 20 m³ a month: $22.62 water + $24.71 wastewater + $27.08 fixed = $74.41
  • At 25 m³ a month: $28.27 + $30.89 + $27.08 = $86.24

The usage figures are our assumption for a family household. Your actual consumption is on the seller’s water bill, which is worth asking for.

Insurance and maintenance

Home insurance: about $150 to $250 a month (estimate)

No official body publishes average home insurance premiums for Brampton. Our range is an estimate for a detached house with standard coverage. Your quote depends on the rebuild value, the age of the roof, wiring and plumbing, your claims history and the endorsements you choose. Sewer backup and overland water coverage are worth asking about in Peel. Get at least two quotes before you remove your financing condition, because your lender will want proof of insurance before closing.

Maintenance: about $775 a month (estimate)

A common budgeting rule is to set aside 1% of the home’s value each year for repairs and upkeep. On $930,000 that is $9,300 a year, or $775 a month. This is a rule of thumb, not a bill. Some years you spend nothing; then the furnace, roof or windows come due together. A roof on a typical detached house or a new furnace can each cost several thousand dollars. Older houses and homes with a basement apartment usually need more.

If the home has a finished basement or a second unit, budget for the extra wear and check that the unit is registered. Ask what the home inspection found about the roof, furnace age and grading before you set your reserve.

Ways to lower the number

  • Check the real tax bill. Property tax follows the assessment, not the price, so two houses at the same price can differ by $100 a month or more. If you think an assessment is wrong, MPAC’s Request for Reconsideration process is the first step.
  • Compare 25 and 30 years honestly. On the minimum down payment, 30 years lowers the payment by about $433 a month at 4.5%, but you pay interest for five more years and a higher insurance premium.
  • Put more down if you can. At 20% down there is no insurance premium and no PST on it, and the payment falls by about $844 a month compared with the minimum.
  • Shop the rate. Each half point on an $896,480 insured mortgage moves the payment by about $250 a month.
  • Look at the ultra-low overnight plan if you can shift laundry, dishwashing or EV charging to after 11 p.m., when the OEB price is 3.7 cents per kWh. Avoid it if you use a lot of power between 4 and 9 p.m. on weekdays, when it is 37.7 cents.

Before you get to monthly costs, make sure you have the closing money. Our cash to close breakdown walks through the down payment, land transfer tax and legal costs line by line.
