A city’s overall average depends heavily on what kind of homes sold. Mississauga looks close to Brampton overall because a quarter of its sales are condo apartments. Compare the same home type, as in the next table, for a fairer picture.

In the City of Toronto, detached homes averaged $1,525,749 and condo apartments $651,648. Condo apartments in the 905 area averaged $549,868.
What stands out this month
- The spread on detached homes is wide. An average detached house costs $767,000 more in Oakville than in Brampton. Brampton is the only city here where detached averages close to $1 million.
- Semis are bunched together. From Burlington at $871,142 to Oakville at $960,389, four of the five cities sit within $90,000 of each other. Brampton is the exception at $774,246.
- Small samples move averages. Milton had 7 semi-detached sales, Oakville 9 and Mississauga 11 freehold townhouse sales. One expensive sale shifts those figures, so read them as rough.
- Condo apartments are cheapest in Brampton, at $434,457, but only 21 sold. Mississauga, with 109 sales, is the deeper market.

Sales counts tell you what a city’s housing actually is. Brampton is 59 per cent detached. Mississauga is a quarter condo apartments. Milton is almost a third freehold townhouses.

Prices and sales are both slightly lower than last year, but listings have fallen much faster. Fewer sellers are coming to market, which is tightening supply. At 41.9 per cent, the ratio of sales to new listings sits near the bottom of the range usually described as balanced. If listings keep falling while sales hold, conditions will tilt toward sellers.

Detached homes held their value best. Townhouses fell furthest in both price and sales.
How to read these numbers
- Average against median. The average is pulled up by expensive sales. The median is the middle sale and is closer to what a typical buyer paid. In Oakville the gap between them is $124,000.
- Averages are not your home’s value. They describe everything that sold in a month. For a specific address, a home evaluation uses comparable sales on your street.
- One month is noisy. Look at the direction over several months before drawing conclusions.
