Mississauga Driveway Widening Rules (2026): Maximum Widths, Curb Cuts and Complaints

Mississauga sets maximum driveway widths by lot frontage: 3.0 m, 6.0 m or 8.5 m under By-law 0182-2024. Here is what changed, when you need a curb cut, and how complaints work.

Verified November 3, 2026. Checked against Mississauga By-law 0182-2024 (the driveway amendment to Zoning By-law 0225-2007), the July 10, 2024 staff report BL.09-DWY, and the City’s current driveway, curb cut and reporting pages.

Short answer: In Mississauga you do not need a building permit to widen a driveway, but the new width still has to meet the Zoning By-law. Since By-law 0182-2024, the maximum width for most low-density homes depends on lot frontage: 3.0 m on lots under 6.0 m wide, 6.0 m on lots from 6.1 m to 16.9 m, and 8.5 m on lots 17.0 m or wider. Your landscaped soft area, setbacks and walkway rules still apply. If the widening touches the curb or the City boulevard, you also need an Access Modification Permit (a curb cut) from Transportation and Works.

3.0 mmaximum width on lots with less than 6.0 m of frontage (one car)
6.0 mmaximum on lots from 6.1 m to 16.9 m (two cars side by side)
8.5 mmaximum on lots 17.0 m or wider (three cars side by side)

The current maximum driveway widths in Mississauga

By-law 0182-2024 amended Mississauga Zoning By-law 0225-2007 in October 2024. It added a new Table 4.1.9A, “Maximum Driveway Width,” and deleted the older width rules that sat in each residential zone. The table sets the limit by lot frontage only. It does not split detached, semi-detached and townhouse lots into separate groups.

Table 4.1.9A: maximum residential driveway width in Mississauga
Lot frontageMaximum driveway widthWhat the City says it allows
Less than 6.0 m (19.7 ft.)3.0 m (9.8 ft.)Only single-car driveways
6.1 m to 16.9 m (20.0 ft. to 55.4 ft.)6.0 m (19.7 ft.)Up to two cars parked side by side
17.0 m (55.8 ft.) or greater8.5 m (27.9 ft.)Up to three cars parked side by side

The staff report says these standards apply only to low-density residential lots. Apartment, commercial and industrial properties are not affected. A separate rule now sets the minimum width of a non-residential driveway at 2.6 m.

The by-law also protects some larger permissions that existed before it. If your lot has an Exception Zone, area-specific provisions, or a minor variance for driveway width approved by the Committee of Adjustment on or before the by-law’s enactment date in October 2024, the maximum is whichever is greater: the new table or that earlier permission. This protection does not apply to lands zoned RM4, RM8, RM9, RM10 and RA1 to RA7.

This guide is general information, not legal or zoning advice. Always confirm the rules for your own lot with the City before you pour concrete.

Check your lot: frontage and width

Lot frontage is the width of your lot along the street, as defined in the Zoning By-law. Your survey or the City’s property information tool is the best place to find it. Enter your frontage below to see which band of Table 4.1.9A applies.

The table lists “less than 6.0 m,” “6.1 m to 16.9 m” and “17.0 m or greater.” It does not spell out lots that fall between those figures, such as exactly 6.0 m or 16.95 m. For those, ask Zoning staff through 311. This tool does not account for Exception Zones or minor variances.

Remember that the width limit is a ceiling, not a right. On a narrow lot the soft landscaping rule or a side setback can stop you before you reach the maximum.

What changed in 2024, and why

Before By-law 0182-2024, each residential zone had its own formula. Many were tied to the garage. In R1 zones, for example, the limit was the width of the garage door opening plus 2.0 m, up to 8.5 m, or 6.0 m with no garage. In R2 to R5 zones it was the garage width plus 2.0 m, capped at 6.0 m. Some townhouse zones were much tighter.

Examples of the old zone-based limits (from Appendix 4 of the July 2024 staff report)
ZoneOld maximum driveway width
R1Garage door opening(s) plus 2.0 m, up to 8.5 m; 6.0 m if no garage door
R2 to R5Garage width plus 2.0 m, up to 6.0 m
R6Lesser of 6.1 m or 45% of lot frontage
R7Lesser of 6.5 m or 50% of lot frontage
R8 to R10, R12 to R16Lesser of 8.5 m or 50% of lot frontage
RM1, RM2, RM55.2 m
RM34.3 m
RM63.0 m
RM11, RM122.6 m

The review started with a motion. On April 5, 2023, Council directed staff to review the driveway widening process. The motion noted that a building permit is not required to widen a driveway and that thousands of widened driveways in the city did not comply, with enforcement mostly on a complaint basis.

Staff then checked 330 randomly selected properties. Almost half did not meet the old rules. Under the proposed new rules, the share of non-compliant driveways in that sample dropped to 40%. Staff said about half of the zones would see increases of 0.4 m to 2.5 m, with the largest increases on the biggest lots, and the other half would stay the same. Planning and Development Committee considered the report on July 29, 2024, and Council enacted the implementing by-law that fall.

Staff did not recommend grandfathering existing over-width driveways. The report said it could permit problem conditions and would be hard to administer. So a driveway that was too wide before 2024 is not automatically legal now. It is legal only if it fits the new table, or an earlier Exception Zone or minor variance.

Other rules that still apply

The 2024 amendment changed the width table and nothing else. The staff report says the following rules continue to apply after a widening:

  • Minimum landscaped soft area. Your zone sets how much of the front yard must stay as soft landscaping, such as grass, plants or garden beds. The City's driveway page says the zoning of your property dictates both the width and "the minimum landscaped soft area required."
  • Side lot line setbacks. A driveway usually cannot run right up to the property line. The general provisions for driveways and parking are in subsection 4.1.9 of the Zoning By-law.
  • Walkway attachment rules. A walkway joined to the side of the driveway can count toward the driveway width in some cases. Subsection 4.1.9 sets these rules, so check them before you add pavers along the edge.
  • Surface treatment. Article 3.1.1.7 of the Zoning By-law covers driveway surfaces.
  • Your zone's own regulations. The City says that if the general provisions conflict with the zoning for your property, follow your zone's regulations.
No lawn parking. Mississauga says you can only park on your driveway or in your garage. You cannot park on your lawn. Pavers or gravel laid on the lawn to make extra parking can become an over-width driveway.

If you are adding a basement unit and need a second parking space, the same width limits apply. Our guide to registering a second unit in Mississauga covers the parking side of that process.

Curb cuts and the City boulevard

The strip between your property line and the road, often with a sidewalk, is the municipal boulevard. You cannot change it on your own. The City says that if you widen your driveway on the boulevard or where your driveway meets the street, you need to request a new curb cut, called an access modification.

The Access Modification Permit is issued by Transportation and Works Permit Administration Services. Based on the City's application checklist, you will need:

  1. A completed Access Modification application form.
  2. The address of the work, the owner's mailing address and email, and an agent's details and the owner's authorization if a contractor applies for you.
  3. Existing and proposed measurements, in metric, on the City's Curb Cut and/or Culvert Details diagram.
  4. Three copies of drawings, but only for non-residential, Site Plan or Building Permit related proposals.

The technical criteria ask for the proposed location to allow at least a 1.5 m setback to trees and utilities in the boulevard. Drawings must show the existing driveway width at the street line and the proposed width at both the property line and the street line, with the City curb and sidewalk shown continuous through the driveway.

Applications go by email to tw.counter@mississauga.ca, by fax, by mail, or to the drop box at the Transportation and Works Permit Administration office, 3185 Mavis Road, 1st Floor (Monday to Friday, 8:30 a.m. to 4:00 p.m.). The office phone is 905-615-4950. The checklist does not list a fee, so ask when you apply.

A curb cut permit deals with the City's curb and boulevard. It does not approve the width on your own lot. You still need to meet Table 4.1.9A and your zone's soft landscaping rules.

Complaints, enforcement and minor variances

How complaints work

Mississauga finds non-compliant driveways mainly through complaints. Anyone can report a residential driveway that is wider than the maximum permitted width using the City's online "Report a driveway that is too wide" service or by calling 311 (905-615-4311 outside City limits). The City says it will start an investigation within 5 business days.

Staff noted that as of July 13, 2024, enforcement had paused driveway widening investigations while the study was underway. The reporting service is active again; its page was updated on October 1, 2026. Prosecution is rare. Most cases end when the owner fixes the driveway, which staff said takes a median of about five hours of staff time, compared with about 15 hours for a prosecution.

Fines

The City does not publish a set fine for an over-width driveway, and neither the by-law nor the staff report lists one. A zoning contravention is handled through a notice of contravention and, if it is not fixed, a prosecution in court. In practice, the usual outcome is an order to remove the extra paving and restore the soft landscaping, which costs money of its own.

Minor variances

If you want a driveway wider than the table allows, the route is a minor variance from the Committee of Adjustment. Driveway-related variances made up 49 applications in 2021, 53 in 2022 and 69 in 2023, according to the staff report. A variance is not guaranteed, and the Committee looks at the effect on the street and the neighbours. Apply before the work, not after a complaint.

How Mississauga compares with nearby cities

Mississauga staff benchmarked other municipalities in the 2024 report. The figures below are as reported by Mississauga staff at that time. Each city has its own definitions and conditions, so check the city's current by-law before relying on them.

Maximum driveway width on the narrowest and widest lots (Mississauga staff benchmarking, July 2024)
MunicipalityFrontage under 6.0 mFrontage 18.0 m or more
Mississauga (old rules)2.6 m to 3.0 m6.0 m to 8.5 m
Toronto2.6 m9.0 m
Brampton4.9 m7.32 m to 9.14 m
Oakville6.0 m9.0 m
Caledon6.0 m10.0 m
Vaughan2.9 m9.0 m
Markham3.0 m9.0 m to 11.5 m
Richmond Hill3.0 m9.0 m

The same report said Vaughan was the only benchmarked city using a permit system for driveway widening, with a fee of $130 and a process that can take up to six weeks. Mississauga chose not to add a permit. If you are comparing with Brampton, our guide to Brampton driveway widening rules covers that city's widths, permits and fines in detail.

Buying or selling a home with a wide driveway

Driveway width comes up often in Mississauga resale homes, especially semi-detached houses and townhouses where owners have paved over the front lawn. A few practical points:

  • Ask when the driveway was widened. A widening done before October 2024 is not grandfathered. It must fit the current table, or an earlier Exception Zone or minor variance.
  • Measure it against the frontage. Compare the driveway width with the lot frontage on the survey and the table above.
  • Look at the curb. If the paved area is wider than the curb cut, the widening may have gone onto the boulevard without an Access Modification Permit.
  • Check the soft landscaping. A front yard that is almost all hardscape may not meet the minimum landscaped soft area for the zone.
  • Budget for a fix. If a neighbour complains after you buy, the order goes to the current owner. Removing paving and restoring the lawn is your cost.

Lot shape matters too. Corner lots and pie-shaped lots can have unusual frontages; our guide to buying a corner lot covers what to check. For winter, see Mississauga winter parking rules and who clears the windrow at the end of your driveway.

Frequently asked questions

Do I need a permit to widen my driveway in Mississauga?

You do not need a building permit to widen a driveway in Mississauga, but the result must meet the Zoning By-law. If the widening affects the curb or the City boulevard, you need an Access Modification Permit (curb cut) from Transportation and Works.

How wide can my driveway be in Mississauga?

Under By-law 0182-2024, the maximum driveway width for low-density residential lots is 3.0 m on lots with less than 6.0 m of frontage, 6.0 m on lots from 6.1 m to 16.9 m, and 8.5 m on lots 17.0 m or wider. Soft landscaping, setbacks and walkway rules still apply.

Is my old widened driveway grandfathered?

No. City staff did not recommend grandfathering. A driveway widened before the 2024 change is allowed only if it fits the new width table, or an Exception Zone, area-specific provision or minor variance that was in place on or before the by-law's enactment in October 2024.

Does the new rule depend on my garage?

No. The old rules in many zones were based on garage width plus 2.0 m. The new Table 4.1.9A sets the maximum by lot frontage only.

Can I park on my front lawn in Mississauga?

No. The City says you can only park on your driveway or in your garage, not on your lawn.

How do I report a driveway that is too wide?

Use the City's online "Report a driveway that is too wide" service or call 311 (905-615-4311 outside City limits). The City says it will start an investigation within 5 business days.
