In most of Brampton, a driveway can be 4.9 m to 9.14 m wide depending on how wide your lot is. In the older central neighbourhoods, a new 2026 by-law caps most driveways at 6 m. Every driveway also has to leave a 0.6 m strip of landscaping beside the property line, and cutting the curb needs a $50 City permit.
The rules come from Zoning By-law 270-2004 as amended by By-law 32-2026, which Council passed on February 25, 2026. This guide explains the limits in plain language, with a calculator for your own lot, the permit steps and what happens if a widening breaks the rules.

Enter your lot width from your survey. The calculator applies the By-law 32-2026 limits. It is a guide only. Pie-shaped, corner and irregular lots should be confirmed with Zoning before any work.
Maximum driveway widths in most of Brampton
Outside the mature neighbourhoods, the limit depends on the width of your lot. The bands are the old imperial measurements, which is why the numbers look odd in metres.
| Lot width | In feet | Maximum driveway | In feet |
|---|---|---|---|
| Under 8.23 m | Under 27 ft | 4.9 m | 16 ft |
| 8.23 m to under 9.14 m | 27 to 30 ft | 5.5 m | 18 ft |
| 9.14 m to under 15.24 m | 30 to 50 ft | 7.0 m | 23 ft |
| 15.24 m to under 18.3 m | 50 to 60 ft | 7.32 m or garage width, whichever is greater | 24 ft |
| 18.3 m or more | 60 ft or more | 9.14 m or garage width, whichever is greater | 30 ft |
| Driveway off a side street (corner lot) | Any | 7.0 m or garage width, whichever is greater | 23 ft |
Every driveway must be at least 3.0 m wide. Many Brampton subdivision lots are 30 to 50 feet wide, so for a lot of homeowners 7 m (23 ft) is the limit. That is roughly enough for two cars side by side, which is why a third car on the lawn is the most common driveway complaint in the city.
The new mature neighbourhood limits
By-law 32-2026 added a Mature Neighbourhood Driveway Regulation Area, shown on Schedule J-1 of the zoning by-law. The City describes it as the older central part of Brampton, roughly between Steeles Avenue and Bovaird Drive and between Chinguacousy Road and Torbram Road. Check the schedule map for your street, since the boundary does not follow every road exactly.
The idea is to protect the front yards, trees and drainage of older streets, where lots are wider and driveways were traditionally narrow. The limits are tighter than the rest of the city:
| Situation | Rule |
|---|---|
| Lot under 22 m wide | Maximum 6.0 m, and no more than half of the yard. It can widen to the garage width within 6 m of the garage door. |
| Lot 22 m or wider | 6.0 m from the street to a point 12 m in front of the garage. It can then taper out to 8.5 m or the garage width, reaching full width within 6 m of the garage. |
| Detached garage in the rear yard, driveway off the front | Maximum 3.0 m, widening to the garage width within 6 m of the garage |
| Same, driveway off a side street | Maximum 6.0 m, same taper |
| Semi-circular driveway | Maximum 6.0 m, tapering to 8.5 m or the garage width near the garage |
The taper has to be a straight line from the edges of the garage out to the maximum width. A driveway that flares out in a wide fan across the whole yard will not pass.
Rules that apply to every Brampton driveway
The 0.6 m landscape strip
This is the rule people break most often. A detached house needs a strip of permeable landscaping at least 0.6 m (2 ft) wide along both side lot lines. Semi-detached houses and townhouses need it along one side. Where the side lot lines narrow toward the street, as on pie-shaped lots, the strip can shrink to 0.15 m.
“Permeable” means water can soak in: grass, soil, plants or other surfaces the by-law defines as permeable. Paving right up to the fence line, or to your neighbour’s driveway, is not allowed. The strip is there for drainage, and it is the first thing a by-law officer checks.
Walkways count toward the width
A walkway running beside your driveway counts as part of the driveway unless it is separated by at least 1.0 m of permeable landscaping or raised at least 0.15 m above it. A separate walkway can be up to 1.5 m wide. A walkway that runs across the front of the house, perpendicular to the driveway, does not count if it is no more than 1.8 m wide.
This catches a lot of homeowners. Pouring a 1.2 m walkway flush against a 7 m driveway makes it an 8.2 m driveway in the City’s eyes.
Half the yard, one opening
The paved driveway cannot cover more than 50% of the yard it sits in. Each lot can have only one driveway opening onto the street, unless it qualifies for a semi-circular driveway.
Hammerheads and semi-circular driveways
| Type | Lot needed | Limits |
|---|---|---|
| Hammerhead (a parking pad off the side of the driveway) | At least 15.0 m wide with a front yard at least 9.0 m deep | Max 3.7 m wide, extends no more than 4.5 m, at least 3.0 m from the front and side street lot lines |
| Semi-circular (two entrances) | At least 22.0 m wide | Entrances at least 6.0 m apart, max 8.5 m wide (6.0 m in mature neighbourhoods), no more than 50% of the yard |
Do you need a permit to widen a driveway in Brampton?
There is no general permit for paving inside your own property line. But two things do need City approval:
- Cutting the curb or doing any work on the boulevard between your property line and the road. The curb belongs to the City, so you need a Road Occupancy and Access Permit, often called a curb cut permit.
- The width itself. No permit is issued for it, but the widening must meet the zoning by-law. The City asks homeowners to confirm with Zoning before starting.
How to get a curb cut permit
- Find your lot survey. It is required. Look in your closing documents, ask your builder if the house is new, order a copy from the Peel Land Registry Office or through the City’s Building and Business Portal, or hire an Ontario Land Surveyor.
- Apply to Public Works and Engineering with the survey and the driveway widening application.
- Zoning review and site inspection. Staff check your plan against the by-law and visit the property.
- Pay the $50 fee. If approved, you are notified by email and the permit is issued with a list of qualified contractors.
- Do the work with a City-licensed contractor.
- Final inspection. After the permit expires, the City inspects the curb work against its standards.
Plan on several weeks from application to permit. Book it in late winter if you want the work done in spring, when paving contractors are busiest.
Call before you dig
Request free utility locates from Ontario One Call (1-800-400-2255) at least five business days before any digging. Locates are generally good for 60 days. Gas and hydro lines often run under front yards and boulevards.
Hire a City-licensed paving contractor
Brampton licenses driveway paving contractors. To get a licence, a contractor must pass a yearly online course on the zoning and licensing rules and post a $5,000 security deposit with the City. A licensed contractor or trained employee must be on site during the work. The City publishes a list of licensed driveway contractors on its website. Ask for the licence number and check it before you sign.
If you lay interlock or pavers yourself, you do not need a licence, but you are fully responsible for following the by-law.
A contractor who says “everyone on the street has a wider driveway” is not a defence. Owners are responsible for by-law compliance, including on work done before they bought the house.
Fines for an illegal driveway widening
| Who | Maximum penalty |
|---|---|
| Homeowner, Zoning By-law violation | Up to $25,000 |
| Contractor, Zoning By-law violation | Up to $50,000 |
| Contractor, Business Licensing By-law | $500 to $10,000 per offence, up to $100,000 |
On top of any fine, the City can order you to restore the driveway to its original or approved condition at your own cost. That usually means cutting out asphalt or concrete and replacing it with sod, which can cost more than the widening did. Enforcement is complaint-driven, and between 2018 and 2020 the City logged 1,627 complaints about driveway widenings and related zoning issues.
Buying or selling a Brampton home with a wide driveway
Extra parking sells, especially in houses with a basement unit. But a driveway that is wider than the by-law allows is a liability that passes to the buyer. Before you make an offer on a house with a large paved front yard:
- Measure the driveway and the lot width, and compare them to the table above.
- Check the 0.6 m strip on each side.
- Ask the seller whether a curb cut permit was issued and whether there are any open by-law orders.
- If the house has a second unit, remember that the City’s two-unit rules require parking that meets zoning. A tandem space on an over-wide driveway does not count.
A driveway built legally under the rules in place at the time is generally allowed to stay, but confirm with Zoning if the work was recent. If you are adding a unit, our guides to registering a basement apartment in Brampton and Brampton garden suites cover the parking rules for each. Landlords should also read our Brampton rental licence guide, since parking is one of the conditions inspectors check.

Common questions
How wide can my driveway be in Brampton?
It depends on your lot width. Outside the mature neighbourhoods: 4.9 m on lots under 8.23 m, 5.5 m up to 9.14 m, 7.0 m up to 15.24 m, 7.32 m up to 18.3 m, and 9.14 m on wider lots (or the garage width if that is greater). In the mature neighbourhood area, most driveways are capped at 6.0 m.
Can I widen my driveway to fit three cars?
Usually not on a typical subdivision lot. A lot 9.14 m to 15.24 m wide allows a 7.0 m driveway, which fits two cars side by side. Three across needs roughly 8 m or more, which is only allowed on lots 15.24 m or wider, or where the garage is that wide.
Do I need a permit to widen my driveway?
You need a curb cut permit ($50) if the widening changes the curb or the boulevard. Paving within your property does not need a permit, but it must meet the zoning by-law, and you must use a City-licensed contractor.
What is By-law 32-2026?
It is the zoning amendment Brampton Council passed on February 25, 2026. It added tighter driveway limits for mature neighbourhoods, defined permeable landscaping, limited lots to one driveway opening, and clarified rules for walkways, hammerheads and semi-circular driveways across the city.
Can I park on the 0.6 m strip or on my lawn?
No. The strip and the rest of the front yard landscaping are not parking spaces. Parking has to be on a driveway that meets the by-law.
Can I pave the boulevard between the sidewalk and the street?
Not without City approval. The boulevard is City property, and any work there needs a Road Occupancy and Access Permit.
