Arbourwoods is a collection of freehold townhomes by Greenpark Group at Rutherford Road and Peter Rupert Avenue, in the Patterson area of Vaughan. Prices start at $949,900. Completion is expected in January 2027, about three months from now.
Close to move-in
A January 2027 completion means these homes are nearly finished. For a buyer that removes most of what makes pre-construction uncertain.

The deposit of $100,000 within 120 days was set at launch. For a purchase this late, the deposit and closing will be close together, so have financing arranged before you sign.
Price against resale
The average resale freehold townhouse in Vaughan sold for $1,055,000 in August 2026. Arbourwoods starts about ten per cent below that, for a new home with a full warranty. That is a notable gap. Ask what is left, since the lowest-priced plans in a project usually sell first and the remaining homes may be larger or on premium lots.
Arbourwoods or Thornhill Trails
Two new freehold townhouse projects on Rutherford Road are about three kilometres apart. Thornhill Trails at Dufferin starts at $999,990 and completes in late 2027. The location
This is an established neighbourhood, not a new subdivision. The North Thornhill Community Centre and the trails at Cook Woodlot are nearby. Rutherford GO station on the Barrie line is a short drive west, and Highway 407 is to the south. Schools and shopping are already in place.

- Which homes remain, and what are their closing dates?
- Is the builder offering anything on the remaining inventory?
- What is included as standard, and are appliances part of it?
- Is there any shared-road or maintenance fee?
Closing costs at the starting price
Land transfer tax on $949,900 in Vaughan is about $15,473, or $11,473 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
