Thornhill Trails is a Remington Homes community at Dufferin Street and Rutherford Road, in the part of Vaughan between Maple and Thornhill Woods. It offers three-storey freehold townhomes and detached homes on 40-foot lots. Prices start at $999,990 and completion is expected in late 2027.
Freehold, and why that matters here
The townhomes are freehold, which means you own the land and the building outright, with no condo corporation and no monthly fee. In Vaughan, where many new townhouses are condominium or have shared-road fees, that is a real difference in monthly cost and in freedom to change your home.
The builder describes them as front-loaded, meaning the garage and driveway are at the front. That gives you a backyard, which rear-lane and back-to-back townhomes do not have.
Price against resale
The average resale freehold townhouse in Vaughan sold for $1,055,000 in August 2026. Thornhill Trails starts about five per cent below that. For a new freehold home with a yard in this location, the starting price is competitive. Detached homes on 40-foot lots will be priced well above it. A resale detached house in Vaughan averaged $1,671,824.

Both are short. The detached deposit in particular needs $200,000 available within three months of signing. Arrange a line of credit before you visit the sales office if the money is tied up in your current home.
The location
Rutherford GO station on the Barrie line is a few minutes west along Rutherford Road. Highway 407 is south and Highway 400 west. The area around Dufferin and Rutherford is established, with schools, parks, the North Thornhill Community Centre and shopping already in place. Remington is a long-standing GTA builder, and its finished communities in Markham and Vaughan can be visited.

Closing costs at the starting price
Land transfer tax on $999,990 in Vaughan is about $16,475, or $12,475 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
