Encore is the south tower and final phase of Bravo, the Menkes community at Jane Street and Highway 7 in the Vaughan Metropolitan Centre. At 58 storeys, it will be among the tallest buildings in the city. Suites start at $483,990 and completion is expected in the first quarter of 2029.
The subway is the reason
The Vaughan Metropolitan Centre station is the north end of Line 1. From there the subway runs to York University in about five minutes and to downtown Toronto without a transfer. A regional bus terminal sits beside it. For a buyer who works or studies along that line, this is the only place in York Region where a condo comes with a subway.
It also means no Toronto land transfer tax. A condo at the same price a few stops south, inside the city, costs several thousand dollars more to close.
A lot of supply in one place
The Vaughan Metropolitan Centre has added many towers in a short time, and more are under way. That shows in the numbers. Vaughan’s condo apartments averaged $607,650 in August 2026, slightly below the GTA average, while its houses sit far above.
For someone buying to live here, more supply means more choice and better prices. For an investor, it means competition for tenants when the building completes, alongside other new towers. Check current rents and vacancy in the finished Bravo towers before you count on a figure.
Price and deposit
Encore starts about 20 per cent below Vaughan’s resale condo average. The deposit is 15 per cent over 750 days, or $72,599 on the starting price. The earlier Bravo towers, which are listed from $450,990 with completion in early 2028, may still have suites and are worth asking about.
A long wait and a tall tower
Completion is more than two years away, and very tall buildings are the ones most likely to run late. Occupancy in a 58-storey tower is staged from the lower floors up, and interim occupancy fees can run for many months on a low floor. Ask how long occupancy lasted in the first Bravo towers.
Questions to ask
- What size is the suite at $483,990, and is parking available?
- What are the estimated maintenance fees?
- Is leasing allowed during interim occupancy?
- What is the assignment policy?
Closing costs at the starting price
Land transfer tax on $483,990 in Vaughan is about $6,155, or $2,155 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
