Upper Caledon East is a community of townhomes and detached homes at Airport Road and Cranston Drive, in the village of Caledon East. Three builders share it: Aspen Ridge Homes, CountryWide Homes and Regal Crest Homes. The sales centre is at 15717 Airport Road.

Detached homes are listed from $1,419,990. Townhomes have been reported from about $1.04 million, and the largest detached plans at around $2.1 million. The community has been selling and under construction for some time, so some homes are finished. Ask us which lots remain and which can close quickly.
A village, not a suburb
This is the real difference from the other Caledon project on this site. Ellis Lane is on Mayfield Road, at the edge of Brampton, five minutes from Highway 410. Upper Caledon East is about 15 kilometres farther north, in a small village on the Oak Ridges Moraine.
- What you gain: wider lots, quiet streets, the Caledon Trailway for walking and cycling, and countryside in every direction.
- What you give up: time. Brampton is 20 to 30 minutes south on Airport Road, there is no train, and most large shopping means a drive to Bolton or Brampton.
It suits people who work from home, or who commute a few days a week and want space the rest of the time.
Price against resale
The average resale detached home across the GTA sold for $1,288,669 in August 2026. Upper Caledon East’s detached homes start about 10 per cent above that. For new construction on a wide lot, that is a moderate premium. Compare with recent resales in Caledon East village and in Bolton, where older detached homes on similar lots give you a benchmark.

In a village setting, confirm the basics that city buyers take for granted:
- Is the home on municipal water and sewer?
- Which internet providers serve the street, and at what speed?
- Which schools serve the address, and is there a bus?
- How is Airport Road in winter, and how far is the nearest hospital?

- Which of the three builders is selling the lot, and how do their standard features differ?
- What is the deposit schedule for a home that is already built?
- Are development charges capped?
- What is planned for the land beside and behind the lot?
Closing costs at the starting price
Land transfer tax on $1,419,990 in Caledon is about $24,875, or $20,875 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
