Five Oaks is Caivan’s new community in north Oakville, near Neyagawa Boulevard and Dundas Street West, on the edge of Lions Valley Park and Sixteen Mile Creek. It is a low-density plan of freehold townhomes and detached homes on 40, 42 and 50-foot lots. Townhomes start from $799,106, and double-garage detached homes from about $1.5 million.

Registered buyers get first access on October 14, 2026. Caivan’s public grand opening at its Oakville sales centre is on Saturday, October 24.

The $799,106 starting price is for the Ashford back-to-back towns. Prices for the larger towns and each detached collection come with the launch price list.

The Advantage townhomes are the most interesting product here. Each one is built as two homes in one: the main house plus a two-storey legal secondary suite with its own private entrance. Because the suite is designed and permitted from the start, you avoid the cost and approvals of converting a basement later.

That suite matters at the bank. Rent from a legal unit can be counted toward your income, in whole or in part depending on the lender, which raises how much you can borrow under the mortgage stress test. How the price compares

Across the GTA in August 2026, the average freehold townhouse resold for $882,060. Five Oaks townhomes start below that, in a new build, in Oakville. The catch is size: the Ashford towns are under 1,550 square feet across three storeys, so compare the floor plan, not only the price.

Homes under $1.5 million may also qualify for the Ontario HST rebate of up to $130,000 if your agreement is signed by March 31, 2027 and construction starts before 2029. Ask whether quoted prices already include the rebate. Our story on the HST rebate on new homes explains the rules.

Location

The community sits beside Sixteen Mile Creek and Lions Valley Park, so trails and ravine land are close by. Dundas Street West gives a quick run to Highway 407 and to the shops of the Uptown Core, and Oakville Trafalgar Memorial Hospital is a short drive east on Dundas. Neyagawa Boulevard leads south toward Highway 403 and downtown Oakville.

Questions to ask before you sign

  • What is the deposit structure, and how long do you have to pay it?
  • What are the firm and tentative closing dates?
  • Are development charges capped in the agreement? See which GTA cities have cut development charges.
  • For the Advantage towns, is the secondary suite registered with the town at closing, and what is finished inside it?
  • What are the premiums for ravine and park-facing lots?

Closing costs at the starting price

Land transfer tax on $799,106 in Oakville is about $12,457, or $8,457 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
