Verified November 4, 2026. Prices from TRREB’s Community Market Report for Brampton (Q2 2026, the latest quarter published) and TRREB’s September 2026 Market Watch; planning, recreation and transit details from the City of Brampton, the Region of Peel and the Province of Ontario.
Castlemore and Bram West sit at opposite corners of Brampton. Castlemore is in the northeast, near the Vaughan border and Highway 50. Bram West is in the southwest, between the Credit River and Halton Hills, right where Highways 401 and 407 meet. Both are mostly newer detached-house neighbourhoods, and both draw buyers looking for more space than older parts of the city offer.
The short version: Castlemore is almost all detached houses, including a pocket of large estate lots, and it already has a big community centre and library at Gore Meadows. Bram West has a wider mix of detached houses, semis and townhouses, sits closer to the 401 and 407, and is still growing, with a major community centre under construction and Highway 413 planned to end next to it. In TRREB’s Q2 2026 figures, Bram West’s average sale price was lower than Castlemore’s, mainly because more of its sales were semis and townhouses.

Castlemore: estates and newer subdivisions in the northeast
Castlemore takes its name from Castlemore Road and sits on land that was once part of Toronto Gore Township, one of Peel’s original townships. When the Region of Peel was created in 1974, the old townships were merged into Mississauga, Brampton and Caledon, and this corner became part of Brampton.
Most of the housing is in the Vales of Castlemore. The City’s secondary plan for the area (Secondary Plan Area 42) covers about 457 hectares between Airport Road and Goreway Drive, south of Countryside Drive and north of Williams Parkway. It has been in effect since 1998, and most of it has now been built out with detached houses on curving residential streets. TRREB’s Q2 2026 figures show only detached houses and semis selling in the Vales of Castlemore, and only detached houses in Vales of Castlemore North.
The Toronto Gore estate area
East of Goreway Drive, north of Castlemore Road and west of The Gore Road is a different kind of neighbourhood. The City describes this estate residential area as offering “a rural lifestyle within an urban setting”: large houses on big lots. TRREB reports it as the Toronto Gore Rural Estate community. It is the most expensive of the three Castlemore communities, and in Q2 2026 every sale there was a detached house.
If you are buying on an estate lot, check how the house gets water and sewer service, whether there are easements, and what the zoning allows for additions or a second unit. Our guide to Brampton garden suite rules covers one common question on large lots.
Gore Meadows and the parks
The area’s main public building is Gore Meadows Community Centre and Library at 10150 The Gore Road, north of Castlemore Road. According to the City, it has a fitness centre with three studios, a walking and running track, a lap pool and a leisure pool, a gymnasium, community rooms, an auditorium, a spray pad, an outdoor ice rink pavilion and a Brampton Library branch. The skate park was closed for construction when we checked.
To the south and east is Claireville Conservation Area, run by the Toronto and Region Conservation Authority, with wetlands, forest and the West Humber River. The City’s Claireville North multi-use trail, about 3.7 km long with two pedestrian bridges over the river, opened in 2023. TRCA lists an emergency bridge closure at Claireville that limits trail access from the Highway 50 parking lot, so check TRCA’s page before you go.

Bram West: the growing southwest corner
Bram West is a much larger planning area. The City’s planning documents describe it as about 2,500 hectares, bounded by the Credit River to the north and east, the Town of Halton Hills to the west and Highway 407 to the south, with Mississauga Road and Steeles Avenue as its main corridors. Council adopted the original Bram West plans in 2006, and parts were approved by the Ontario Municipal Board in 2010 after appeals.
Much of the land between Mississauga Road and the Credit River is now built up with newer subdivisions. Land further west is still developing. The City is reviewing the Bram West Secondary Plan; the review was paused until the Highway 413 route was settled, and the City expects to bring it to Council in 2027. Peel’s planning forecasts expect the area to be mostly developed by 2051.
That matters for buyers. Living in Bram West today often means living near construction, new road work and fields that will become subdivisions. If a vacant parcel backs onto a house you like, ask what the land is designated for before you buy. Our neighbourhood research checklist shows where to look up development applications.

Facilities, open and coming
Bram West does not yet have a City community centre. The South West Branch of Brampton Library is at 8405 Financial Drive. The City started building the Embleton Community Centre at 200 Lionhead Golf Club Road, near Mississauga Road and Financial Drive, in the second quarter of 2026. The plans call for about 175,000 square feet with an 8-lane lap pool, a leisure pool, a triple gymnasium, a fitness centre, child care and trail connections, funded by $64 million from the federal government and $148 million approved by the City. The City’s own pages give two completion dates: Q4 2028 in an April 2026 news release and Q3 2029 on the project page.
The Credit River valley runs along the east side of Bram West. Just across it is Churchville, a small historic village that the City designated as a Heritage Conservation District in 1990. If you look at a home in or near Churchville, exterior changes may need heritage approval.
What homes sell for
TRREB publishes quarterly figures for both areas. The latest are for Q2 2026 (April to June). The Q3 2026 community reports were not yet published when we checked. Sales counts are small, especially in Vales of Castlemore North, so a few sales can move the averages a lot.
| Community | Sales | Average price | Median price | New listings | Avg days on market |
|---|---|---|---|---|---|
| Vales of Castlemore | 18 | $1,243,583 | $1,196,250 | 67 | 23 |
| Vales of Castlemore North | 4 | $1,239,222 | $1,243,444 | 30 | 43 |
| Toronto Gore Rural Estate | 18 | $1,849,048 | $1,630,750 | 54 | 45 |
| Bram West | 51 | $1,116,466 | $1,092,000 | 178 | 33 |
The by-type figures explain most of the gap. Detached houses in Bram West and the Vales of Castlemore sold at similar averages. Bram West’s overall average is lower because about two in five of its sales were semis and townhouses.
| Home type | Vales of Castlemore | Toronto Gore Rural Estate | Bram West |
|---|---|---|---|
| Detached | $1,328K (15 sales) | $1,849K (18 sales) | $1,300K (30 sales) |
| Semi-detached | $819K (3 sales) | No sales | $955K (11 sales) |
| Freehold townhouse | No sales | No sales | $867K (7 sales) |
| Condo townhouse | No sales | No sales | 2 sales, no price published |
For comparison, TRREB’s September 2026 Market Watch puts Brampton’s citywide average at $854,322 across all home types, and $1,001,613 for detached houses. Both Castlemore and Bram West sit well above the city average, which reflects their newer, larger detached houses. TRREB does not publish benchmark (HPI) prices at the community level. For more on the citywide market, see our Brampton housing market report.
Averages are only a starting point. The only fair way to price a specific house is recent sales of similar homes nearby. We can pull those for you; see how we work with buyers, or request a free home evaluation if you already own in either area.
Getting around
Castlemore is a driving neighbourhood for most trips. There is no GO train station in the area; the closest Kitchener line stations, such as Bramalea GO, are a drive or bus ride south. Brampton Transit changed routes here on August 4, 2026: Route 5A Bovaird now runs along Castlemore Road to Gore Meadows Community Centre, and Route 35 Clarkway now ends at Airport Road. Check Brampton Transit’s current maps for the routes on your street. For drivers, Highway 50 runs along the east side, and the Highway 427 extension, finished in 2021, runs north to Major Mackenzie Drive in Vaughan, east of Highway 50. The Region of Peel has finished the environmental assessment to widen The Gore Road between Queen Street and Castlemore Road and has moved to detailed design, without published construction dates.
Bram West has stronger highway access. Highways 401 and 407 meet at its southern edge, which suits commutes to Mississauga, Milton, Oakville and the 401 employment areas. Brampton Transit routes 58 and 60 serve the Mississauga Road and Financial Drive area, according to the City, and routes along Mississauga Road connect north to Mount Pleasant GO on the Kitchener line. Lisgar GO, on the Milton line, is a short drive south in Mississauga; Milton line trains run on weekdays in the peak direction only, so check the GO schedules against your hours. Our guide to living near a GO station covers One Fare and station parking.
Highway 413
The Province says construction has started on Highway 413, a new 52-kilometre highway from Highway 400 to the 401/407 ETR interchange. Its western end is next to Bram West. The 2026 Ontario Budget says the first two contracts have been awarded, with early work including an embankment at the 401/407 interchange and a Bovaird Drive underpass. For Bram West buyers, that likely means more highway access in the long run and construction nearby in the meantime. No opening date has been published.
Property tax: same rate, different bills
Both areas are in the City of Brampton, so they pay the same tax rate. For 2026, the total residential rate is 1.253381% of a home’s assessed value, according to the Region of Peel. That total combines the City, Region of Peel and education portions. As an example only, a home assessed at $700,000 would pay about $8,774 a year at that rate.
The bill is based on the assessed value set by MPAC, not on what you paid. Ontario assessments are still based on January 1, 2016 values, so ask the seller for the latest tax bill rather than estimating from the price. Our GTA property tax rates guide compares Brampton with nearby cities, and our breakdown of what a Brampton detached house costs each month adds utilities, insurance and upkeep.
