Elektra is a condo by Menkes and Core Development Group at 212 Dundas Street East, between Jarvis and Sherbourne. Suites start at $619,990 and completion is expected in fall 2027.
A known builder on an improving street
Menkes has built towers across downtown Toronto for decades, including large projects on the waterfront and in the Financial District. In pre-construction, a builder with that record lowers the risk of cancellation or a badly finished building.
The street is a different matter. Dundas East between Jarvis and Sherbourne has long been one of the rougher parts of the core, with shelters and rooming houses nearby. It is changing, with several new towers finished or under way in the surrounding blocks. A buyer here is paying less than they would three blocks west and accepting a neighbourhood that is still in transition. Visit in the evening before you decide.
Price against the alternatives
The starting price is about $32,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. Two other new projects on this site are close by: Centricity at Church and Dundas starts at $675,990, and Allure on King East at $619,990. All three complete in the second half of 2027, so they are worth comparing on suite size and price per square foot.
Deposit
The deposit is 20 per cent in total, with 10 per cent in the first year. That is $123,998 on the starting price. Sales opened in June 2022, so a purchase today will have a shorter schedule. Ask what it is.
Getting around
The 505 Dundas streetcar stops outside and reaches Dundas station on Line 1 in a few minutes. Toronto Metropolitan University is about five minutes west on foot, and the Eaton Centre a little farther. Allan Gardens, with its conservatory, is two blocks north. The Ontario Line’s planned Moss Park station is a short walk south.

Closing costs at the starting price
Land transfer tax on $619,990 in Toronto is about $17,750, or $9,275 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
