Forêt is a three-tower community by Canderel and KingSett Capital at 490 St. Clair Avenue West, at Bathurst Street. With more than 1,000 residences, the builders describe it as the largest master-planned community in Forest Hill. Suites start at $709,900 and completion is expected in summer 2027.
What is in the plan
- Three residential towers
- A separate boutique residence with its own amenities and elevators
- A daycare with an outdoor play area
- Shops at street level along a widened sidewalk
The daycare is worth noting. Licensed child care is hard to find in midtown, and a facility in the building is a practical benefit for families, though a spot is not guaranteed to residents. Ask how enrolment will work.
Tower suite or boutique residence
The project has two tiers. The towers hold most of the suites, including the lower-priced ones. The boutique residence is aimed at buyers who want larger homes, more privacy and a higher level of finish. If you are leaving a Forest Hill house, ask to see the boutique plans. If you are a first-time buyer, the tower price list is the one that matters.
Price and deposit
The starting price is about $58,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 20 per cent in total, with 10 per cent in the first year. On the starting price, that is $141,980.
Sales began in June 2022. With completion less than a year away, ask what remains and whether prices have been adjusted since launch.
The location
St. Clair West station on Line 1 is across the intersection, and the 512 streetcar runs along St. Clair. Loblaws is at the same corner. Forest Hill Village, with its shops and cafes, is a ten-minute walk north on Spadina Road. Casa Loma and the ravine at Sir Winston Churchill Park are a short walk south and east. The area’s public and private schools are a large part of why families buy here.
Questions to ask
- Which tower is the suite in, and when does each tower complete?
- Which amenities are shared by all three towers?
- What are the estimated maintenance fees?
- How will construction of the later towers affect the first residents?
Closing costs at the starting price
Land transfer tax on $709,900 in Toronto is about $21,346, or $12,871 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
