Notting Hill is a community by Lanterra Developments at Royal York Road and Eglinton Avenue West. The plan has four residential towers with mid-rise podiums, a retail street and a public park laid out in the style of an English garden. Suites start at $866,900 and completion of this phase is expected in early 2027.
Why the starting price is so much higher
At $866,900, this is the highest starting price of any condo we track in Etobicoke. It is about $215,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026.
The likely reason is what is left. Sales began in 2021. After five years, the smaller and cheaper suites in a phase have usually sold, and the remaining inventory is larger two and three-bedroom homes. So the starting price here tells you about the size of the suites still available, not about the price per square foot.
Ask for the current list with square footage. If you want a family-sized condo in central Etobicoke, that list may be exactly what you are looking for.
Central Etobicoke
Royal York and Eglinton is a residential area of detached houses, known for its schools. Richview Collegiate and several well-regarded elementary schools are nearby. Buyers here are often downsizers from Humber Valley, Edenbridge and the Kingsway who want to stay in the area.
The site has little within walking distance today, which is why the plan includes its own retail street. Ask how much of that retail is open.
Transit
The Eglinton Crosstown West Extension is being built along Eglinton with a station planned at Royal York. It is under construction, and the opening date is not confirmed. For now, buses run along Eglinton and down Royal York to the Line 2 subway. Highways 401 and 427 are a short drive.
Deposit and timing
The deposit is 5 per cent within 90 days and 20 per cent in total. With occupancy a few months away, the remaining instalments will come quickly. Confirm the schedule before you sign.
Questions to ask
- Which tower and phase is the suite in?
- Is the park open, and when will the remaining towers be built?
- What are the maintenance fees?
- Is parking included at this price?
Closing costs at the starting price
Land transfer tax on $866,900 in Toronto is about $27,626, or $19,151 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
