QueenChurch is a condo by Tridel and BAZIS at 60 Queen Street East, on the corner of Queen and Church. Suites start at $709,000 and completion is expected in 2027.
Two blocks from the Financial District
Queen and Church is close enough to walk to almost every large office tower in the core. Queen station on Line 1 is two blocks west, and the Eaton Centre is at the same intersection. St. Michael’s Hospital is across the street. St. Lawrence Market is about a seven-minute walk south.
The 501 Queen streetcar runs past the building. Once the Ontario Line opens, its Queen station at Yonge will give a second subway connection a short walk away.
What you can check today
Tridel is one of the most active condo builders in Toronto, and BAZIS has completed several downtown towers. Both have finished buildings nearby that you can walk through. Look at how a ten-year-old Tridel lobby and corridor have held up. That tells you more about what you are buying than any rendering.
Price and deposit
The starting price is about $57,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 20 per cent in total, with 15 per cent due in the first year. On the starting price that is $141,800, most of it paid early.
With a full 20 per cent already paid as deposit, you avoid mortgage default insurance and will need little more than closing costs on completion. Remember that Toronto closing costs include two land transfer taxes. The amount at the starting price is shown below.
The corner itself
This is a busy downtown intersection with streetcars, hospital traffic and ambulances. The Metropolitan United Church and its park are across Queen, which gives south-facing suites some open space to look at. Ask which direction the suite faces and how the windows are rated for sound.
Timing
Sales began in May 2022 and the builder lists completion in 2027 without a month. Ask for the current occupancy date in the agreement and for a list of what is still available.
Questions to ask
- What month is occupancy expected?
- What are the estimated maintenance fees per square foot?
- Is parking available, and at what price?
Closing costs at the starting price
Land transfer tax on $709,000 in Toronto is about $21,310, or $12,835 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
