Ellia costs $100,000 less to start and asks for a smaller deposit over a longer period. In exchange you buy a condominium, with a monthly fee, and you wait a few months longer.
What condo ownership adds and takes away
With a condo townhouse, the corporation looks after the roads, landscaping, snow and usually the roof and exterior. You pay a monthly fee for that and you need approval for exterior changes. Ask for the estimated fee and what it covers. On a $699,900 home, a fee of a few hundred dollars a month changes the comparison with a freehold town that has none.
Because it is a condominium, you also get the ten-day cooling-off period after signing, and you should plan for interim occupancy fees if the builder delivers units before registration.
Price against resale
The average resale condo townhouse in Markham sold for $812,567 in August 2026. Ellia starts about 14 per cent below that.
The location
The builder points to Highways 404 and 407 and to four stations on the Stouffville GO line: Unionville, Centennial, Markham and Mount Joy. All are a drive away, not a walk. York Region Transit buses run along Warden. Groceries, banks and schools are within the surrounding community.

- Will occupancy come before registration, and for how long?
Closing costs at the starting price
Land transfer tax on $699,900 in Markham is about $10,473, or $6,473 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
