Woodbine Parkside is a community of townhomes, semis and detached homes by 95 Developments at Woodbine Avenue and Major Mackenzie Drive. It is in Cathedraltown, the neighbourhood built around the gold-domed Cathedral of the Transfiguration on Markham’s west side. Prices start at $999,000 and completion is expected in spring 2027.
The incentives, and how to hold the builder to them
The launch material lists several incentives that are worth real money:
- development charges capped at $9,000,
- no occupancy fee,
- free assignment,
- appliance vouchers.
A $9,000 cap on development charges is a strong term. Uncapped, that line can run well above $10,000 on a new house. Free assignment means you can sell your contract before closing without the usual fee of several thousand dollars.
Incentives are “limited time” and change by release. None of them exists unless it is written into your agreement of purchase and sale. Price against resale
The average resale freehold townhouse in Markham sold for $1,031,119 in August 2026. Woodbine Parkside starts about three per cent below that, for a new home. Semis and detached homes are priced higher, so ask for those lists separately. For reference, a resale detached house in Markham averaged $1,611,773.
Deposit and timing
The deposit is 10 per cent within 120 days, or $99,900 on the starting price. With completion in spring 2027, this is a short build. Your mortgage approval needs to be in place within months, not years.
The location
Highway 404 is about a minute away, which is the main draw for commuters to Toronto, Richmond Hill and the business parks along the highway. The builder lists six minutes to T&T and the Angus Glen golf course, seven to Costco and twelve to Downtown Markham. Richmond Green and its sports complex are just across the highway. The nearest GO service is a drive away.

- Are the townhomes freehold?
- Which incentives are in the agreement, and until what date?
- What are the prices for semis and detached homes?
- How close is the lot to Highway 404, and is there a noise barrier?
Closing costs at the starting price
Land transfer tax on $999,000 in Markham is about $16,455, or $12,455 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
