Union Village is a community by Minto and Metropia at 16th Avenue and Kennedy Road, on the north edge of Unionville. Phase 3 opened on September 19, 2026 with a new release of townhomes and detached homes. Earlier phases are built and lived in.

The townhomes start about eight per cent above the city’s resale average, and the 36-foot detached homes about two per cent above. For new homes in a Unionville school catchment, those are modest premiums. The 50-foot lots are a different product, priced for buyers moving up within Markham.
Why Unionville buyers pay more
Two things drive demand here. The first is schools: the builder lists Pierre Elliott Trudeau High School nearby, one of the most sought-after public high schools in York Region. The second is the village itself. Main Street Unionville and Toogood Pond are a few minutes south.
School boundaries change, and new communities are sometimes assigned to schools farther away while local ones are full. Confirm the current boundary for the specific lot with the school board before you rely on it.
Deposits
Deposits range from $120,000 to $240,000 depending on the home, all due within 270 days. On a townhouse that is roughly 11 per cent of the price in nine months. Buyers selling an existing home should plan how the deposit is funded before that sale closes.
The setting
The community is laid out around preserved wetlands and parks. The builder lists four minutes to the Angus Glen golf course, eight to Centennial GO station and Markville mall, and nine to Highway 404. Completion is expected in March 2028.

- Which lots back onto the wetland, and what is the premium?
- Which public schools serve this phase today?
- Are the townhomes freehold?
- Are development charges capped, and at what amount?
Closing costs at the starting price
Land transfer tax on $1,110,000 in Markham is about $18,675, or $14,675 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
