Unity is a community of about 250 townhomes by Starlane Homes, off Warden Avenue between Elgin Mills Road and Major Mackenzie Drive. Sales opened on September 2, 2026. At $799,900, it is the lowest starting price for a new townhouse we track in Markham.

Rear-lane and back-to-back: know which you are buying

The project offers two townhouse layouts, and they live differently.

  • Rear-lane towns have the garage at the back, off a lane. The front faces the street with no driveway, and there is usually a small yard or a deck over the garage.
  • Back-to-back towns share a rear wall with another home. There is no backyard. Outdoor space is a balcony or a rooftop terrace, and windows are on the front only, plus the side for end units.

The starting price is almost certainly for a back-to-back plan. They cost less and suit buyers who want low upkeep. If a yard matters to you, ask for the rear-lane price list.

Price in a Markham context

The average resale freehold townhouse in Markham sold for $1,031,119 in August 2026. Unity starts about 22 per cent below that. In a city where the overall average is over $1.2 million, a new home under $800,000 will draw first-time buyers and investors quickly.

Deposit and timing

The deposit is $100,000 within 150 days. That is 12.5 per cent of the starting price, collected in five months, so you need the cash ready. Completion is expected in late 2027, a little over a year away.

The location

This is north Markham, where new subdivisions are filling in between Angus Glen and Victoria Square. The builder lists three minutes to the Angus Glen Community Centre, six to Highway 404, and seven to Costco and T&T. Main Street Unionville and Toogood Pond are a short drive south. There is no GO station within walking distance, so plan on driving to Unionville or Centennial GO.

  • Are the homes freehold, or is there a shared-road fee?
  • Which plan has the $799,900 price, and what is its size?
  • How many parking spaces come with a back-to-back unit?
  • Are development charges capped?

Closing costs at the starting price

Land transfer tax on $799,900 in Markham is about $12,473, or $8,473 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
