Pangea is a pair of condo towers by Times Group at Highway 7 and Warden Avenue, in the master-planned community the builder calls Uptown Markham. The towers rise from a four-storey podium beside the Rouge River valley. Suites start at $629,000 and completion is expected in summer 2028.
A late phase in a built community
Times Group has been building Uptown Markham for more than a decade. Several towers are finished and occupied, and the retail at the base, including a supermarket, restaurants and banks, is already open. That changes the risk for a buyer.
- You can walk the neighbourhood and see how the earlier buildings have aged.
- You can check what suites in those buildings sell and rent for today.
- You can ask residents what the maintenance fees have done since registration.
Few pre-construction purchases come with that much evidence.
Price against resale
The average resale condo apartment in Markham sold for $638,332 in August 2026. Pangea starts at $629,000, about one per cent below. That is unusually close. New condos normally start well under the resale average because the starting price is for the smallest suite.
It means the comparison deserves care. A resale suite in one of the earlier Uptown Markham towers may cost less per square foot and can be moved into now. Ask us for recent sales in those buildings before you commit.
Deposit
The deposit is 15 per cent over 730 days, or $94,350 on the starting price. Sales opened in September 2024, so a buyer today should ask how the schedule is adjusted. As a condominium, the purchase will include a period of interim occupancy.
The location
Viva rapid buses run along Highway 7 in their own lanes, connecting east to Unionville GO and west toward the subway. Highway 407 is just south and Highway 404 a few minutes west. Downtown Markham, with its cinema, restaurants and York University’s Markham campus, is a short trip east. The Rouge River trail runs beside the site.

- What are the estimated maintenance fees, compared with the earlier phases?
- What does parking cost?
Closing costs at the starting price
Land transfer tax on $629,000 in Markham is about $9,055, or $5,055 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
