Paying for the builder’s name
Tridel has been building condos in Toronto for decades and has finished a long list of towers. In pre-construction, that record has a real value. The main risks for a buyer are a project that is cancelled, one that runs years late, or one that is finished poorly. An established builder lowers all three.
That is part of why the starting price is about $27,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. A 20 per cent deposit
The deposit is 20 per cent paid over three years, which is $135,800 on the starting price. That is more than most projects ask. There is an upside. With 20 per cent already paid, you will not need mortgage default insurance, and you will have little or nothing more to add as a down payment at closing. For a purchase made today, ask how the schedule is shortened to fit the early 2028 date.
Transit, today and planned
Finch station, the current north end of Line 1, is a short bus ride or a long walk south. It is also a GO and regional bus terminal. The province is extending the subway north along Yonge Street into York Region, with a station planned at Steeles. If it opens as planned, this stretch of Yonge will be between two stations. Construction timelines for subways slip often, so treat it as a possible gain, not a certainty.
The area
Yonge Street north of Finch is lined with restaurants, grocers and small shops, many of them Korean and Persian. Centerpoint Mall is at Steeles. Highway 401 is about ten minutes south and Highway 407 a similar distance north.

Closing costs at the starting price
Land transfer tax on $679,000 in Toronto is about $20,110, or $11,635 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
