Abacot Hill is a small group of new detached homes by Hallett Homes near Dundas Street West and Mississauga Road, in the Sherwood Forrest neighbourhood. The homes are on 33-foot and 57-foot lots, on a site with more than four acres of mature trees and heritage land. Prices start around $1.9 million.
New homes in an old neighbourhood
Sherwood Forrest was built in the 1960s and 1970s on large wooded lots along the Credit River valley. It is one of Mississauga’s established high-end areas, and new construction here almost always means one custom house replacing another. A group of new builder homes is unusual.
That matters for value. A buyer who wants a new house in this area normally has to buy an older one for the land, then pay to rebuild and wait two years. Abacot Hill offers a finished new home with a warranty and a known price.

The $1.9 million starting price applies to the narrower lots. A 57-foot lot is close to what the surrounding streets have and will be priced well above that. Ask for both lists.
Against resale
The average resale detached home in Mississauga sold for $1,275,221 in August 2026. Abacot Hill starts about 49 per cent higher. The city average is the wrong yardstick here. Compare with recent sales of rebuilt and custom homes in Sherwood Forrest and along Mississauga Road, which commonly sell between $2 million and $4 million.
The location
The University of Toronto Mississauga campus is a short drive north along Mississauga Road. Erindale Park, the city’s largest, is in the river valley just to the east. Highway 403 and the QEW are both a few minutes away, and Erindale GO station on the Milton line is nearby. The Mississaugua Golf and Country Club and the Credit Valley Golf and Country Club are both close.
Timing
Sales opened in May 2025 and completion is expected in early 2027. With only a few months to go, ask which lots remain and whether any homes can be viewed.
Questions to ask
- How many homes are in the enclave, and how many are unsold?
- Is the road public or private, and is there a shared fee?
- Which trees are protected, and how does that limit a pool or addition later?
- What is included as standard at this price?
Closing costs at the starting price
Land transfer tax on $1,900,000 in Mississauga is about $34,475, or $30,475 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
