Aquanova is a condo building by Greenpark Group in Lakeview Village, the waterfront district in southeast Mississauga. Suites start in the $460,000s, which puts the entry price below the city’s resale condo average of $495,052 in August 2026. For a new building near the lake, that is the headline.
Read the starting price carefully
“From the $460,000s” is the smallest suite on a lower floor, usually without parking. Before you compare it with a resale condo, find out three things: the square footage of that suite, the price of a parking space and locker, and the floor and view premiums. A resale one-bedroom with parking at the city average may cost less per month than a new suite once parking is added.
A new suite does have advantages. Maintenance fees start low, nothing needs renovating, and you choose the finishes. The trade is the wait until 2029 and the uncertainty about what the fees and property tax will be once the building is registered.
How a condo closing works
New condos close in two steps, and first-time buyers are often caught off guard by the first one.
- Interim occupancy. You get the keys and move in, but the building is not yet registered. You pay the builder a monthly occupancy fee made up of interest on the unpaid balance, estimated maintenance and estimated tax. None of it goes toward your mortgage.
- Final closing. Once the condominium is registered, your mortgage starts and title transfers to you. This can be a few months to more than a year after you move in.
The builder’s material mentions a payment of 10 per cent on occupancy. Ask for the full deposit schedule in writing, since the earlier instalments were not clear in what we reviewed.
The Lakeview Village setting
The district is being built on the former Lakeview Generating Station lands, with a continuous waterfront park, a pier into Lake Ontario and a central square planned among the residential blocks. Aquanova is near Lakeshore Road East and Hydro Road. Long Branch GO is the nearest train station, and Port Credit’s restaurants and marina are a short trip west.
Investor notes
Mississauga had a large supply of condo listings through 2026, and rents softened as new towers were completed. An investor buying for 2029 is betting that the supply clears by then. Check whether the building allows short-term rentals, whether assignment is permitted before closing, and whether the suite will fall under rent control. Units first occupied after November 15, 2018 are currently exempt from Ontario’s annual rent increase guideline.
Questions to ask before you sign
- What are the estimated maintenance fees per square foot, and what do they include?
- How much is parking, and is it available for the smallest suites?
- Are development charges capped?
- Which direction does the suite face, and what is planned for the block beside it?
Closing costs at the starting price
Land transfer tax on $460,000 in Mississauga is about $5,675, or $1,675 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
