Canopy Towers 2 is the second phase of Liberty Development’s community at Hurontario Street and Eglinton Avenue West. It has two towers, 21 and 38 storeys, joined by a six-storey podium. Suites start at $541,900 and completion is expected in June 2028.
On the Hurontario line
This is the only new project we track in Mississauga that sits directly on the route of the Hazel McCallion light rail line. The line runs along Hurontario from Port Credit GO in the south to Brampton in the north, with a stop at Eglinton. It is expected to open in 2028, the same year the building completes.
If both stay on schedule, residents will have a rail connection to Port Credit GO and Cooksville GO from the first year. Both dates could move, so check the latest before you rely on them.
For drivers, Highway 403 is about two minutes south and Square One about five.
Price against resale
The average resale condo apartment in Mississauga sold for $495,052 in August 2026. Canopy 2 starts about nine per cent above that. Mississauga had a large number of resale condos for sale through 2026, many of them along this same corridor. A buyer who needs to move soon will find more choice and lower prices in resale. A buyer who can wait until 2028 gets a new suite beside a new transit line.
Deposit
The deposit is 10 per cent within 180 days, or $54,190 on the starting price. That is a small deposit collected quickly. The balance of your down payment is due at closing in 2028.
Phase two
The first Canopy tower sold before this one. Ask what stage it has reached and, if it is occupied, what the maintenance fees turned out to be. That is the best guide to what you will pay here.
Also ask which of the two towers your suite is in. The 38-storey tower has the longer views. The 21-storey tower has fewer neighbours per elevator.
Questions to ask
- What do parking and a locker cost?
- Which amenities are in the podium, and are they shared with phase one?
- Which suites face Hurontario, and how are the windows rated for noise?
- Is assignment allowed before closing?
Closing costs at the starting price
Land transfer tax on $541,900 in Mississauga is about $7,313, or $3,313 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
