Pier House is Branthaven’s townhouse release at Lakeview Village, at Lakeshore Road East and Ogden Avenue. It sits at the higher end of the townhouse options in the district. The plans are larger than the stacked and condo towns nearby, and the price reflects that.
Price in context
The starting price is $799,900. Three figures help you judge it:
- Resale freehold townhouses in Mississauga averaged $874,772 in August 2026, though only 11 sold, so that average moves a lot month to month.
- Resale condo townhouses averaged $706,892 on 85 sales, which is the steadier number.
- Other new towns in Lakeview start between $539,990 and $549,900, for smaller plans.
Pier House lands between the two resale averages. Whether that is good value depends on the square footage and on the ownership type, so get both in writing before you compare.
Freehold, condo or common-element?
This is the first thing to confirm. A townhouse can be sold as a freehold lot, a standard condominium, or a freehold home with a shared-road fee. Getting around
Long Branch GO station is close by on the Lakeshore West line, and the station is also the western end of the TTC’s 501 streetcar. For drivers, the QEW is reached by Dixie Road or Cawthra Road. Lakeshore Road itself is slow at rush hour, so test the drive at the time you would actually leave.
Living in Lakeview
The neighbourhood north of Lakeshore is an established area of bungalows and newer custom homes, with schools, the Lakeview golf course and small plazas already in place. South of Lakeshore is the new waterfront district, where parks, a pier and shops are opening in stages. Buyers at Pier House get the existing neighbourhood on day one and the waterfront as it is finished.
Timeline
Sales launched on March 4, 2026, and occupancy is expected in early 2028. With about a year and a half to go, a rate hold will not reach closing. Budget using a rate somewhat above today’s and treat a lower one as a bonus.
Questions to ask before you sign
- How many storeys, and is there a ground-floor room that works as an office or bedroom?
- Is the garage a single or a double, and is the driveway private?
- What are the monthly fees, if any, and what do they cover?
- What is the deposit schedule, and is it flexible for buyers with a home to sell?
Closing costs at the starting price
Land transfer tax on $799,900 in Mississauga is about $12,473, or $8,473 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
