Aura Towns has the earliest move-in date of the new homes selling in Lakeview Village. Caivan expects occupancy in summer 2027, less than a year away, and prices start at $539,990. If you want a new home by the lake without a three-year wait, this is the one to look at first.
Why the short timeline matters
- Your mortgage rate is closer to known. Many lenders hold a rate for up to 120 days, and some builder-affiliated lenders offer longer holds on new construction. With a 2027 closing you can budget with far more confidence than a 2029 buyer can.
- Less time for your situation to change. A job move, a new child or a change in income is easier to plan around over ten months than over three years.
- The deposit comes faster. A shorter build usually means the deposit instalments are closer together. Ask for the schedule before you commit, because we could not confirm it from the builder’s material.
Price against other townhouses
| Option | Price | Move in |
|---|---|---|
| Aura Towns, starting price | $539,990 | Summer 2027 |
| South Banks, starting price | $549,900 | 2029 |
| Pier House Towns, starting price | $799,900 | Early 2028 |
| Mississauga resale condo townhouse, average | $706,892 | 60 to 90 days |
The starting price is for the smallest plan. The resale average is mostly three-bedroom homes with a garage, so compare on size and parking, not on the headline number.
What a condo townhouse means here
You own the inside of the home and share ownership of the roads, landscaping, garage and building exterior with your neighbours through a condominium corporation. You pay a monthly fee, and the corporation handles snow, grass, the roof and the reserve fund. It suits buyers who want low upkeep. It is less suited to anyone who wants to change the exterior or build a deck without approval.
The location
The site is near Lakeshore Road East and Hydro Road, close to the district’s planned Ogden Park and the waterfront trail. Long Branch GO is the nearest station on the Lakeshore West line. Dixie Outlet Mall and Sherway Gardens are both a short drive.
Questions to ask before you sign
- How many bedrooms and what square footage does the $539,990 plan have?
- Is parking included, and is it underground or at grade?
- What is the estimated monthly fee?
- Is the summer 2027 date firm or tentative, and what does the agreement allow for delays?
Closing costs at the starting price
Land transfer tax on $539,990 in Mississauga is about $7,275, or $3,275 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
