New detached houses are rare in Mississauga. The city is almost fully built, so most new supply is condo towers and townhouses. Novella is one of the few chances to buy a brand-new detached home inside the city limits, on a parcel in Lisgar near Ninth Line and Derry Road.

Prices start at $1,449,605. The deposit is a fixed dollar amount, not a percentage, and all of it is due within six months of signing. On the starting price that is about 11 per cent. Most buyers here will be moving up from an existing home, so plan how the deposit is funded before that home sells. A home equity line of credit is the usual route.
Why the price is above the resale average
The average resale detached home in Mississauga sold for $1,275,221 in August 2026. Novella starts higher, and that is normal for three reasons. The resale average includes many 40 and 50-year-old houses that need work. A new home comes with a Tarion warranty and current building code insulation, windows and mechanical systems. And HST is built into the price of a new home, where a resale price has none.

The location
Lisgar sits in the northwest corner of Mississauga, beside Meadowvale and next to the Milton boundary. Lisgar GO station on the Milton line is in the neighbourhood, with weekday rush-hour trains to Union Station. Highways 401 and 407 are both a few minutes away, which matters for buyers who drive to Milton, Brampton or the airport employment area. Shopping is at Meadowvale Town Centre and the plazas along Winston Churchill Boulevard.
Timeline
Sales opened on March 1, 2026 and completion is expected in November 2027. That is a short wait by pre-construction standards, which lowers the risk of a rate or price swing between signing and closing. It also means your mortgage pre-approval needs to be in place sooner.

- Which lots are still available, and are there premiums for corner, ravine or pond lots?
- What is included as standard, and what does a finished basement or a separate side entrance cost?
- Does the HST rebate apply to you, and is the price shown net of it?
- What happens to your closing date if occupancy is delayed past November 2027?
Closing costs at the starting price
Land transfer tax on $1,449,605 in Mississauga is about $25,467, or $21,467 for a first-time buyer after rebates. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
