Birchley Park is a new community at 411 Victoria Park Avenue, on the line between the old City of Toronto and Scarborough. Diamond Kilmer is building condos and townhomes on a large former industrial site, with new streets and park space. Prices start at $529,900.
Between two established neighbourhoods
The site sits south of Danforth Avenue and north of the Beaches. Buyers get access to both without paying the price of either. The Danforth’s shops and restaurants are a short walk north. Kingston Road Village and the Beach, with the boardwalk and Queen Street East, are a short trip south.
House prices in the Upper Beaches and along the Danforth are well beyond most first-time buyers. A new condo or townhome here is one of the few ways into the area at around half a million dollars.
Two ways downtown
Few sites in the east end have both of these within walking distance:
- Victoria Park station on the Line 2 subway.
- Danforth GO station on the Lakeshore East line, one stop from Union Station.
The builder puts downtown at about 15 minutes. That is realistic by GO train. Walk both routes yourself before you buy, since the distance depends on which side of the site your building is on.
Condo or townhome?
The project offers both. The starting price of $529,900 applies to the condos. Ask for the townhome price list separately. Townhomes in a master-planned site often share the condo corporation’s amenities and fees, so confirm what the monthly cost is for each type.
Price and deposit
The starting price is about $122,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 15 per cent, all payable before occupancy. Ask for the instalment dates, because the builder’s summary does not list them.
Questions to ask
- Which building and phase is the suite in, and when does each complete?
- How much park space is planned, and when will it open?
- How close is the building to the rail corridor, and what noise measures are included?
- What do parking and a locker cost?
Closing costs at the starting price
Land transfer tax on $529,900 in Toronto is about $14,146, or $5,671 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
