LSQ2 is the second condo phase at Lansing Square, at Victoria Park Avenue and Sheppard Avenue East. Almadev is turning a 400,000 square foot office complex in the Consumers Road business park into a neighbourhood with homes, shops, offices and park space. Suites start at $628,900 and completion is expected in January 2028.
An office park becoming a neighbourhood
Consumers Road was built for cars and office workers. It is now one of the largest redevelopment areas in North York. Buying here means buying into a place that is changing.
Because this is phase two, some of the change has already happened. Ask what has opened so far, including shops, parks and the first building, and visit to see how it feels on an evening and a weekend. An office district can be very quiet outside working hours until enough residents move in.
Built for families?
The developer describes Lansing Square as family-friendly. You can check that against the plans:
- How many two and three-bedroom suites are in the building?
- Is there a playground, daycare or school site in the master plan?
- Is there storage for strollers and bicycles?
If most suites are one-bedroom, the building will mostly attract renters and first-time buyers, whatever the brochure says.
Price and deposit
The starting price is about $23,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 15 per cent over 720 days, which is $94,335 on the starting price.
Getting around
The site is beside the interchange of Highway 401 and Highway 404, which is its biggest advantage for drivers. Don Mills station on Line 4 and Fairview Mall are a short bus ride west along Sheppard. The province is studying an eastward extension of the Sheppard subway through this area. It has no funding commitment or opening date that we could confirm.

- Which amenities belong to this building, and which are shared across the site?
- How close is the building to the highway, and which suites face it?
- What are the estimated maintenance fees?
Closing costs at the starting price
Land transfer tax on $628,900 in Toronto is about $18,106, or $9,631 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
