Park Road is a condo by Capital Developments at 28 Park Road, just east of Yonge and Bloor. The builder calls it the Yorkville Flatiron because the tower narrows to a point on a wedge-shaped lot. Suites start at $613,900 and completion is expected in January 2027.

What a wedge-shaped tower does to floor plans

A flatiron building looks striking from the street. Inside, it produces suites with angled walls, especially near the point. Angled rooms can give wide views and a lot of glass. They can also make it hard to place a bed, a sofa or a dining table.

Ask for a dimensioned floor plan and mark where your furniture would go. If the building is far enough along, ask to walk the suite itself. Corner suites at the narrow end are the ones to check most carefully.

A Yorkville address below the city average

The starting price is about $38,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. For a new building beside Yorkville, that points to a small suite. Yorkville resale condos commonly sell for well over $1,000 per square foot, so work out the price per square foot before deciding whether this is a bargain or simply a studio.

Nearly complete

With occupancy about three months away, most of the usual pre-construction risk has passed. The original deposit was 15 per cent over 720 days. For a purchase now, expect the deposit to be collected quickly, and ask whether the builder is offering anything on remaining suites.

The location

Park Road runs north from Bloor Street East into the Rosedale Valley. Bloor-Yonge station, where Lines 1 and 2 meet, is a few minutes on foot. Yorkville’s shops and restaurants are to the west, and the ravine trails begin just down the hill. The Toronto Reference Library is around the corner.

  • Which suites remain, and what are their exact sizes?
  • Is parking available, and at what price?
  • What are the maintenance fees per square foot?

Closing costs at the starting price

Land transfer tax on $613,900 in Toronto is about $17,506, or $9,031 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
