Raglan House is a condo by Camrost Felcorp at 77 Raglan Avenue, one block west of Bathurst Street and just north of St. Clair Avenue West. Suites start at $749,900 and completion is expected in January 2027.
Five neighbourhoods meet here
Bathurst and St. Clair is where Cedarvale, Humewood, Wychwood, Forest Hill and Casa Loma come together. These are house neighbourhoods, and most homes in them cost well over $1.5 million. There are few condos, and fewer new ones.
That shapes who buys at Raglan House. Many buyers are local: people selling a house nearby who want to stay close to friends, their synagogue or church, and the shops they know. For that buyer, the comparison is not with a downtown tower. It is with staying in a house that has become too large.
Price
The starting price is about $98,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. That fits the area and suggests suites sized for owners. If you are downsizing, ask for the two-bedroom and two-bedroom-plus-den plans and check that the rooms take the furniture you plan to keep.
Three months to occupancy
The published deposit was 15 per cent, due by January 2025. That date has passed, so a purchase now will have a compressed schedule. The advantage of buying this late is certainty. You can see the building, and if you are selling a house you can time the sale to a known date.
Transit and green space
St. Clair West station on Line 1 is a short walk east, and the 512 streetcar runs along St. Clair on its own right-of-way. Cedarvale Park and its ravine are a few minutes north, with a trail that runs toward Eglinton. Wychwood Barns, with its Saturday farmers’ market, is a short walk southwest. St. Clair West itself has grocery stores, bakeries and restaurants.
Questions to ask
- Which suites remain, and are any larger plans left?
- What are the maintenance fees, and what do they include?
- What does parking cost?
- Is the January 2027 date confirmed in writing?
Closing costs at the starting price
Land transfer tax on $749,900 in Toronto is about $22,946, or $14,471 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
