Buying phase one of a mall redevelopment
Old shopping centres across Toronto are being rebuilt as neighbourhoods, with towers, parks and new streets replacing parking lots. Buying the first phase has a clear upside and a clear cost.
- The upside: first-phase prices are usually the lowest. Later phases tend to be priced higher once the area has been proven.
- The cost: you will live beside construction for years as the other phases go up, and the shops and parks in the plan arrive gradually.
Ask the sales office which parts of the mall stay open during construction and what is scheduled to be built next to your building.
Price and deposit
The starting price is about $211,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 10 per cent over 600 days, which is $44,099 on the starting price. Few Toronto projects ask for this little up front.

Getting around
The site is beside Highway 427, with quick access to the Gardiner Expressway and Highway 401. Kipling station, where the Line 2 subway, GO trains and MiWay buses meet, is a short bus ride or drive east along Dundas. Sherway Gardens is a few minutes south. Pearson airport is about ten minutes north.

Land transfer tax on $440,990 in Toronto is about $10,590, or $2,115 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
