Why a 12-storey building is different
Most new Toronto condos are towers of 30 to 60 storeys. A mid-rise has fewer suites, fewer elevators to wait for and usually a quieter lobby. It also has fewer owners to share the cost of amenities and repairs, so look closely at the estimated maintenance fee and at what the building includes. A short list of amenities is a good sign in a small building, because a pool or a large gym is expensive to split among a few hundred owners.
Three-bedroom suites are offered here, which is uncommon. Families looking for a condo alternative to a house in North York should ask for those plans first, since builders make few of them.
Price against resale
The average resale condo apartment in the City of Toronto sold for $651,648 in August 2026. Wilson West starts about $159,000 below that. The starting price is for the smallest suite, so check the size, and ask whether parking is available and what it costs.
Deposit
The deposit is 15 per cent spread over 720 days. On $492,900 that is $73,935 paid over two years, with the balance due when the building registers after September 2028.
Getting around
This is a driver-friendly location. Highway 401 is two minutes away and Yorkdale is about eight. Wilson subway station on Line 1 is a nine-minute drive or a bus ride along Wilson Avenue, so it is not a walk-to-subway address. Downsview Park, Costco and a Metro grocery store are all close.
