On the edge of Hoggs Hollow
York Mills sits in the valley of the West Don River. Hoggs Hollow, just to the east, is one of the city’s quietest and most expensive house neighbourhoods. Lawrence Park, Bedford Park and the Bridle Path are all nearby. Condos are scarce in this stretch of Yonge, and the people who buy them are often long-time residents of those neighbourhoods moving out of a house.
The setting is green for a subway corner. The Don Valley Golf Course is across the street, and the valley trails run north and south from here.
Transit and the highway
York Mills station on Line 1 is at this intersection, along with a GO and TTC bus terminal. Highway 401 is about a minute north. Very few sites in Toronto have a subway station and the 401 this close together. The cost of that convenience is traffic. Yonge and York Mills is busy at rush hour, and suites facing the intersection will hear it.
Price and deposit
The starting price is about $37,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 10 per cent over 370 days, which is $68,900 on the starting price. A 10 per cent deposit is light for a building at this level. With completion a few months away, ask how the schedule applies to a purchase now.
A mixed-use building
The project combines residences with other uses on the same site. In a mixed-use building, ask how the costs of shared elements such as the garage, loading area and lobby are divided between the residential and commercial parts. The shared facilities agreement decides that, and it affects your fees for as long as you own.

Closing costs at the starting price
Land transfer tax on $689,000 in Toronto is about $20,510, or $12,035 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
