8 Temple is a building of condos and townhomes by Curated Properties at 8 Temple Avenue, where Liberty Village meets Parkdale. The builder’s stated approach is to build on the quieter side of well-known neighbourhoods. Suites start at $699,900 and completion is expected in January 2027.
The quiet side of Liberty Village
Liberty Village is dense. Its core is towers, a few busy streets and one main road in and out. Temple Avenue is at the western edge, on a residential street closer to Dufferin and King. You get the neighbourhood’s grocery stores, gyms and restaurants within a walk, without living in the middle of the towers.
You also get Parkdale on your doorstep. Queen Street West, with its independent shops and restaurants, is a few minutes north.
A higher starting price
At $699,900, the starting price is about $48,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. That suggests the building has fewer small studios and more suites meant for people to live in. The project also includes townhomes, which are rare in this part of the city. Ask for both price lists.
Liberty Village has a large resale market, mostly in towers built between 2005 and 2020. Compare the price per square foot here with recent sales in those buildings before you decide.
Lake views
The builder mentions lake views. The Gardiner Expressway and the rail corridor sit between this site and the water, and views depend on height and direction. Ask which suites have them and whether anything is planned to the south.
Getting around
The 504 King streetcar is a short walk north. Exhibition GO station on the Lakeshore West line is across Liberty Village to the southeast, and it will also be a terminus of the Ontario Line when that opens. Drivers reach the Gardiner by Dufferin or Jameson.
Timing
Occupancy is about three months away. The original deposit was 15 per cent over 720 days, so ask how it works for a late purchase and what incentives apply to the remaining suites.
Questions to ask
- How many storeys and suites?
- Are the townhomes part of the same condo corporation?
- What are the estimated fees?
Closing costs at the starting price
Land transfer tax on $699,900 in Toronto is about $20,946, or $12,471 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request. Have a lawyer review the agreement during the 10-day cooling-off period on a new condominium. The land transfer tax calculator and the HST rebate guide cover the rest.
