Arcadia District is a planned community of four towers at 60 Fieldway Road, just south of Bloor Street West near Kipling Avenue. EllisDon, one of Canada’s largest construction companies, is the developer. Suites start at $489,900 and completion of this phase is expected in May 2027.
The Kipling hub
The reason to buy here is the transit station a short walk away. Kipling is where four services meet:
- The Line 2 subway, at its western terminus
- GO trains on the Milton line
- MiWay buses to Mississauga
- GO and TTC buses, including routes toward Pearson airport
Few places in the west end connect in this many directions. It suits a household where one person works downtown and another in Mississauga or near the airport.
A 62,000 square foot amenity club
The plan includes a private amenity club of about 62,000 square feet shared by the four towers. That is large. Shared across four buildings, the cost per suite is lower than it would be in a single tower. It still has to be staffed, heated and repaired, and those costs show up in the monthly fee.
Ask two things. First, what is the estimated fee per square foot? Second, how much of the club opens with this phase, and how much waits for the later towers?
Price and deposit
The starting price is about $162,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit was set at 15 per cent over 720 days. With occupancy about seven months away, a buyer today should expect a much shorter schedule.
The neighbourhood
Fieldway Road is a former light-industrial street that is being rebuilt with towers. It is not yet a finished neighbourhood. Bloor Street’s shops in the Kingsway and Islington Village are a short trip east, Sherway Gardens is a few minutes south by car, and Highway 427 is close.

- Which tower is this suite in, and when do the others start?
- How far is the walk to the station entrance?
- Is the site near the rail corridor, and what noise measures are included?
Closing costs at the starting price
Land transfer tax on $489,900 in Toronto is about $12,546, or $4,071 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
