Centricity is a condo by Graywood Developments at 241 Church Street, on the corner of Church and Dundas. As the name says, the pitch is the centre of downtown. Suites start at $675,990 and completion is expected in late 2027.
What is within a ten-minute walk
- Toronto Metropolitan University, one block north
- The Eaton Centre and Dundas station on Line 1, two blocks west
- St. Michael’s Hospital, a few blocks south
- The Financial District, about ten minutes southwest
- St. Lawrence Market, about ten minutes south
The 505 Dundas streetcar passes the door. For a student, a hospital worker or someone with an office on Bay Street, this address removes the commute.
Be honest about the corner
Church and Dundas is a busy, gritty part of downtown. There are shelters and social services in the surrounding blocks, and the streets are active late at night. Many residents value the location and are comfortable with that. Others are not. Walk the area in the evening and decide for yourself before you buy. No floor plan will tell you this.
The area is also changing quickly. Several towers have gone up around the university in the past decade, and more are planned.
Price and deposit
The starting price is about $24,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 20 per cent in total, with 10 per cent in the first year. On the starting price that is $135,198.
There are many resale suites within a few blocks, and downtown had a large number of condos for sale through 2026. That gives buyers room to compare. Look at the price per square foot in buildings finished in the last five years before settling on a new one.
For investors
Student demand from the university is steady. Small suites rent quickly here. New buildings are exempt from the annual rent increase guideline under current Ontario rules. Check whether the building permits leasing during interim occupancy, since that period can last months.

Closing costs at the starting price
Land transfer tax on $675,990 in Toronto is about $19,990, or $11,515 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
